I am looking to buy apartment in Karachi in coming days. Based on the expert opinion of the forum members, I need advise on the following

It always multiple opinions about people saying whether it is the right time to buy or not based on the politico-economic conditions. In my view the situation in the recent or distant past has always been the same. When you go to buy something, the agent says market is upselling and you wont find it in your budget, when you go to sell - the same agent says the market is in downturn and slump and there is no buyer. What is the view on it.

Objective to buy is primarily for self accommodation, or if not planned in near future then keeping it for renting out or value appreciation (investment).

An option in my immediate view was Bisma Green (Gulistan Jauhar Block 15). Is it a viable option for living and investment. Can one expect a reasonable ROI in 2-3 years. Can you also recommend some options in same price range. Priority is to go for already built or near completion projects.

Anyone having bank financing experience, which bank offers the best service and rates for property financing. I understand minimum 30% of the value has to be upfront downpayment in most cases.
