Buying a Plot in Islamabad in 5 million

I have saved some money, it will be almost 5 million next month InshaAllah,

I am looking to buy preferably 8-10 marla plot in Islamabad for living in next 2+ years. But it should give good return if my mind gets changed.

I have short listed the following societies but budget seems bit out of range, Please suggest something should I go for these, will I get something my in budget there or any other society.
DHA-Bluebell (balloted)
PAF Tarnol

Bluebell has potential to beat PAF Tarnol but will take time …may be years
It has better location & DHA tag.
But as per current worth PAF Tarnol is better as it is populated & CEPEC has added a lot of value in the society…

also try faisal hills and new city phase 2, but only go for possession plots.

Upcountry Enclosure can be considered its the best option in your budget and that 2 years plan
A good location 30x60 and average location 35X70 is in your budget.

other options are newcity phase 2 (block without gas availability) and Gulshan e sehat. New City is little bit far but fully liveable

Gulshan e sehat access is pathetic and away from twin cities.

yes thats why its cheap… i suggested because its acces is somewhere near to PAF tarnol.
It has acces from GT Road , M-1 and fateh Jang Road but i agree all are pathetic…but the society is good for living purpose only… not goof for investment

I am looking for something with 30Km radius around D-Chowk.

Any chance in BE1 or BE2? What’s your take on them.

Or if I say it in zones, then zone 2/3/4 are preference. If not possible there then comes the zone 2/ airport surrounding areas (paf/pechs) etc

Up country seems good, how is CBR2 besides it.

You are right Nauman sb GS is less in buyout & not bad to live inside.

PECHS is in your budget…PAF Tarnol is not as the minimum size is 36x75 and the good options in this size are around 7.5 million… BEs are costly…
Check location of UPCountry, University town(Development standard is just ok) on Google maps
Avoid non-pocession/Non-Developed option

CBR is equally good in terms of location but its a cooperative society and work progress in such socities are comparitively slow. … There are developed blocks with rates slighty lower thn upcountry as development standard is lower th upcountry.

keep in mind that 10 marla in CBR 2 is just 30 X 70…
However non-developed blocks can be considered as long term investment … You can get a 5 marla file in just 1.5 million

Even if you buy in new city phase 2 you will not be very far from D chowk as margalla avenue is near to its completion…
You can get a 30 X 60 or may be 30 x 63 size in your Range. Develped plot but without gas

What’s the future of PECHS?
Will upcountry appriate in future?
What options do I have If I try to push my budget to 6 million by taking some loan.

Phase 6 has lot of litigation & only few area clear. Still veeeana.
Bluebell may get papulated but at least 5 years if they allow houses now for possession plots.

As per my 2 cents, 8 Marla min 2 crores , (just like bahria town 10 Marla now best one 1 crore & 40 lacs) & having DHA tag, if Rs slides not like now but stabilizes like 10-12 % per anum, it might cross 2 crores after 5 years…may be even less as Bluebell is mostly developed.

Upcountry shaping up well, underpass at Golra can give it big boost.

In 1 - 2 yrs, areas around Margalla Avenue, between D-12 to B-17 will rise best, importantly have good water bed underground, much more greener.

A wild guess, Islamabad Model Town …? It’s going to Park View soon and that’s gonna give that a jump as far as pricing and big lift as far as quality of development. The area also has greenery, clrear view of Margalla mountain, better underground water are big plus!

Which society is between D-12 and B-17

The bigger, well known societies in that path are either around D-12 or B-17 but with MA, future planned C-14/15/16 and Shah Allah Ditta holds a lots of potential.

I am sure, there is a lot, the underdogs wanting to be explored and with MA opeational they can sky rocket!
