Buying a House for Living

Dear Experts,
Thanks for educating and guiding the community using this platform. All of you are doing great job.
I am planning to buy a ready to live house in some decent society in Islamabad, Rawalpindi within a budget of 25 millions for my own living. I have few questions in this regard which need you guys input for my benefit as well as future benefit of other members:

  • How we can be sure if a society and/or some specific block/phase within society is legal from all aspects. CDA provided lists being circulated in social media are never up-to-date I believe.
  • There is always a fear of builder built potential low quality construction but how we can really identify any such issues at our own?
  • Which societies/localities in twin cities are best for immediate living within my budget?
    Appreciate your responses.

need more clarification on your requirements

  1. What size of house you are preferring?
  2. Any specific zone you are looking into?
  3. What will be your and your family daily commute? School, university, office etc.
  4. You want a fresh constructed house or you can manage an old house with better size and location.
    there are many trade offs so knowing exactly your priorities would help us to sort out things. In your budget you can get from a 4 marla to 10 marla. If I had to choose in that budget I would have gone to G-10, G-11 5 marla old construction house in that budget.

The most clean & from all aspects clear society is the DHA-2 but your stated resources do not suffice for even 10 Marla house ( 250 yards) there.
In CDA, Islamabad, you may get a 5 Marla but civic amenities are far less there as compared to DHA-2.
In DHA-5, also clear in the most developed blocks but being one the best societies in twin cities in future, it will take time to become on par with DHA-2, in spite of the fact that it is located just opposite to DHA-2.
Then comes bahria town which is as good as DHAs form all aspects of clearance, it’s phase 1-6 should be your choice from the amenities, location & livelihood point of view but if you select phase 1-6 then there are some utility concerns, which we can notify if you have narrowed down your final selection for the House.
Equally good is bahria phase 7 & 8 from livelihood & civic amenities standpoint but it does not have boundary wall & also RDA has claimed some random areas within phase 7/8 & that is making big headache to deal with the RDA interference.
In bahria phase 7/8, you can get a 10 Marla double story without basement in your budget. This bahria is city inside the city and nice place to live as best in being clean and green.
Then last but not least Faisal Town may offer you a nice house but a small one not a 10 Marla in some selected blocks. Not all blocks best there
Lastly from capital approach attraction, there is Gulberg, Naval Anchorage, AWT,
Bahria enclave also nice place but again my posting will get large to discuss prose & cons…but if you select enclave then we can elaborate further into …
Pleas visit all locations & make some points & then cone back to us to help you more…
In CDA, I-seried sectors like I-14/15/16 but for a nice living these are not good even 30 per cent compared to DHAs & Bahrias.

Buy 10 marla in B-17 or Bahria Ph 8 or a 8 marla in Bahria Enclave and built it yourself. You might have to chip in little more due to rising construction cost.

This is the best you can do with your 25 million.

Dear All, I would suggest investment in Bahria EMC (Education and Medical City) Lahore. Having a house of your own is one of the biggest blessings of one’s life. Today middle class families can’t afford/purchase developed plot in low budget price. The same sized plots in other developed projects are very very expensive as compared to the Bahria EMC Lahore. In this price you can only purchase file of under dveloped of 3 Marla plot in other societies. The rates are also increasing day by day as the population of the residents increasing.
