Dear Aizad

Is something in Ontario is available on the following terms?

Advance: Can$ 50,000

Per Month Installment: Can$ 02,000

Installment schedule: 3 Years

Property Type: Condo with car parking

Abdul Qayyum Sb, You have handsome down-payment. Don't know about Ontario pacifically but there are many options in US. Interest rates are still low so this is good time to lock them as rates are expected to go up, economy is getting stronger day by day.

You can either finance through a financial institution or even find deals where owners will directly sale to you on installments. You down payment is good size.

Abdul Qayyum, if the client is a Permanent Resident/Citizen of Canada or USA then it is possible to get a loan from a bank here. But if client is a foreigner, banks here will not lend. So foreigner must have either full cash money (as many Asian and Middle Eastern clients do), or arrange a bank loan from the home country.

I'm not sure about JDM's remark.

Reasonable condo prices start around $300,000 here, though older properties with higher monthly fees could be possible with less.

Aizad sir are you giving this estimate in canadian dollars or us dollars?

Aizad,

Bank of America is well known for lending to foreigners. In US individual case varies form bank to bank. But foreigners who invest in US Real Estate usually open a corporation ($500) and then purchase/finance freely without any problem. $50,000 is handsome equity to start and asset itself will be under the bank lien. So any bank will gladly finance as they have nothing to lose.

Dear Aizad/JDM

I am sorry I am misunderstood here!

I do not want to take a loan as it is not appropriate as per my belief. I need to put down payment upfront and then pay the installment from my own pocket for 3 years till all my liability is paid off to the property.

Are the developers( without bank interference) allowed in Canada to offer like Bahria Town or DHA on installment?

I need to visit Canada, check the office, make contact with the developer and leave the property with a good property management office and start sending installments from outside Canada.

JDM, I like to invest in USA but the way, old man is taking USA towards a different direction, Canada seems much better.
