What is the approximate budget on building the 1 Kanal house with basement, ground and 1st floor. I know the budget depends on the material used in the house. I am looking for modern style/imported quality appliances in the bathrooms/kitchen etc. It will include centrally controlled Air conditioners/Washers/Dryers and other regular bathroom/kitchen appliances as well.

For example if any builder is hired then who will buy the material. Should we need to tell you our choices and you will take care of purchase of material like bathroom/kitchen appliances or what?

What would be your fee on top of that? And what would be the time line to complete the construction?

Do you provide the warranties of your services? Do you provide any software to track the building process?

** In Bahria recently the prerequisites, be it commercial or residential, have become very strict and they have made sure that building is least prone to any cracks after it is done.

** Regarding marble quality, there is no such thing like “ spotless” white!

It is only possible if you keep your man at the cutter, let him gulp the dust and pick the “spotless” piece by piece. This is laborious job and we can help only to give him transport to & from the cutting place.

** We assure XXXX months for one Kanal house key handover, 2 months grace period for the weather bound calamities and after grace period expired an agreed surcharge could be put upon us and we are legally bound to pay back.

** Mostly people cheat by not telling their profit, give you cheap rates and then cheat on the workmanship, material and time duration!

** Allow me to use the phrase for basement as “ cost like fortune” in Bahria Town. Very expensive!

In your budget 5 marla Bahria Safari Valley Ali block is best option.You can find good house 7 to 8.5 Million depend on location.

Actually I got info but could not manage time to sit and reply!

Sir G, as I said before having no house plan, it is very difficult task to quantify the job!

However your house with basement and with centrally air conditioning, it is surely not less than Rs 3,000 per square foot with quality material.

Only Diyar or not Diyar wood alone can make a big change just to give you an example.

There are as many as 50+ activities to decide upon.

Thank alot Abdul Qayyum bhai. I was just interested in high level figure like 15/20/25 million or what? Just high level figure based on your experience or if someone else can comment. And if this is the case how much roughly/high level would be builders cost?

This is just to get an idea how much would be the rough cost.
