I have a plot (35*70) with around 8 feet depression in F-15. I need suggestion should I proceed with development of triple storey home with basement or find some other plot with less depression?

Also what will be estimated cost for building 3 storey structure & complete home(basement to 1st floor)?

Brothers can you please guide is that OK to develop a basement on a plot which already is with 8-9 feet depression? I don't know normally what is depth of a basement, but i think ground floor should be at least 3-feet high the ground level. Please advice.

Also if you can guide me the budget floor vise (Basement? + Ground? + 1st floor?).

125 lakh is quite accurate picture of 3 story by a Nasir Sb. One on my friend is just completing 35x70 with basement. I don't think you can go beyond 125

I also have plot in F-15. I am sure you will have make basement. Depression is a lot in most of the F-15. If you can get proper level plot, it would be great.

I remember one person in our street tried to avoid basement and spend a lot of money on deep foundations to make ground floor above road level.

But if you are forced to make basement due to site condition, try to have servant quarters, laundry and guest bed etc in basement. Occupy maximum utility space at ground floor and shift accessories to basement. Subtract Mumty. No mumty will save covered area expense. In that case you can shift mumty usage to basement.

Another idea is to have big hall in basement for kids playing.

But all this is just advise. Everyone himself is best judge of his/her family needs. Some advice is ridiculous for one and same advice is wonderful for others.

If you are some how stuck with a depression plot, you can take it in a positive sense. Depression plots are ideal for complete three story house, the basement will look like a ground floor from back side of house, i-e will have normal windows like ground floor. You can even give entrance to basement from side or back so that it will become a complete unit and even can be given on rent separate from ground and and first floor. But this all depends on your budget. Remember for foundation you will have to dig in to reach the hard base.

My friend had a 35x70 level plot on a double Road in G-13. These days basement is a very good thing in any expensive area because then you are getting maximum benefit from an expensive piece of land. So he had a basement constructed even on a level plot. He has constructed it but not fully developed the basement and is shifting to ground floor. As he saves more money, he will develop the basement as per his needs. There are several pillars inside so he has the option to use one big space for hall, but later he can build more walls and get more rooms. Even if he wants, he can use it as a separate unit for rental income. Otherwise it is an excellent facility as den or for library, storage rooms etc.

For 35x70 size, depression plot is not a bad thing because you cannot have a lawn any way (the area is too small). So why not use the depression to create extra storage.

But basement should be built technically very strong and water proof - otherwise it will be a headache for life.

Now I have a question too. What about 4-5 feet depression on a 60x90 plot in F-15? Will it be a good idea to build a house with basement on even less covered area than permitted, and leave the extra space for a big lawn to make the house look beautiful?

In my opinion maximum allowed construction should be made because of the cost of land now a days, if u maintain u can make a normal size lawn also very beautiful, because these decisions are made once, so has to be made wisely thinking of future.

Construction for profit could be a very good business; at least form the look of it. I know some people who are doing construction and are making good living out of this. I’m fortunate to have a small piece of land and am planning to construct on this.

This write-up is to share some of the early experience that I have to-date.

First and foremost question that comes to mind is, is the area where im planning to construct a house is the right one. The answer would depend on what is the locality where a person is planning to build. It’s different for housing societies and for open area under patwari administrated areas. This write-up focuses on societies only; and the answer to construct should be yes if the area is somewhat inhibited, I would say upwards of 25%, the society should have basis amities like market, school and small size hospital or basic dispensary to deal with emergencies. There should be a viable route to bigger commercial, industrial hubs and other major workplaces inside the city or close to the society. If the society is 25% construed or under construction then there is every chance that the construction will result in good profit over a relatively short period of time.

Second question would be how much it will cost for construction. Based on discussion with various people the estimates depend on what mode will be used for construction. If the construction is done via contractor then the cost will be 10% to 15% higher compared to what it will be if done by the land owners themselves. There are advantages and disadvantages of both and everyone needs to do some basis assessment and decision should be made on personnel circumstances and preferences.

Cost of construction, if done by land owner, should be in the range of Rs 1,300 per square foot (sf) to Rs 1,600 per square foot (sf). The lower range means that the finish will be a normal one and upper range means that finish will be a good one. With a poorer finish lower limit could go down to Rs 1,100/sf and a luxury finish could stretch the cost to Rs 1,800/sf and even more.

Cost per square foot also depends on the size of plot; as a rule of thumb smaller size houses are meat for middle income or low income dwellers and bigger houses are for high income people. Materials and finish for smaller house is expected be driven mainly by durability and economy whereas for bigger houses durability, comfort and luxury. A decent small size house might cost Rs 1,400/sf whereas a bigger house will end up Rs 1,800/sf.

Estimate of total cost also depends on covered area of the house. Covered are is normally known after preparation of a map but for estimation there are easier ways to find this out. For plot sizes less than 10 marla (2,250 square foot) covered area is normally 80% of the total area. So for a 3070 plot size which has total area of 2,100 square feet covered area of one floor will be in the range of 1,700 square foot and for two floors it will be around 3,400 square foot. As the size reduces covered area increases as a ratio of total area and vice versa. For plot size of 2540 covered are will be in the range of 85% of total area and for a 50*90 plot this will be around 75% of the total area.

Given the scenario of 35*70 plot size; covered area would be slightly less than 80% of total area. For estimation purposes we may assume 80% which makes covered area of one floor around 1,950 square feet. Covered are of three floors will be around 6,000 square foot and the cost. The cost of this construction for a normal soil type should be in the range of 9 million to 10 million. Average finish might save half a million and luxury finish might cost an extra half a million. Basements are said to cost more than ground of first floor; however being the foundation floor one must be willing to spend right amunt on the basement to ensure durability.
