As per my understanding of the current situation and the news coming for the development by CDA of government agencies Top City, Roshan Pakistan will the big flops in the Zone 2.
And Multi Orchard/Residencia will perform at average to below average in terms of price hike.
Above are my views, without any prejudice towards anyone particular society/person. Anybody who want to comment or want to further add the list of big flops for short term are encouraged to do so.

The first thing is that neither Top City nor Multi Orchards is in Zone 2. They are both outside Islamabad limits.
Secondly, if they are giving possession in a particular society, then how it is it possible that price wil not rise? Already, those plots in Orchards which were bought at 45 lacs lump sum from society before balloting in October 2012 are selling for 70-80 depending on location. This is excellent performance.
The performance of Top city is also quite good. Then what is the reasoning of your statement?

I am talking about for the price hike from now onwards and not the previous performance it is for future trend and what hike bothe these have already enjoyed is done
AND Leave the zone 2 just talked about the socities towards new airport and near 16 17 series of CDA

New airport will be operational in 2016 or may be later. May be the late completion of airport have an impact on top city?

Well being a neutral i agree a little with brother crore pati as multi orchards prices are high currently no doubt multi development is good but as per location price is high.
Its a little earlier to call top city a flop project as development work is good there location is much better then many other projects including e 19 pechs paf tarnol multi orchards wapda town.so lets wait a little
Crore pati bhai aap ki opinion haar dil aziz hai but it’s too early to predict. From march onwards prices will start increasing again in societies where there is potential for growth.
I agree with Syed Ibrahim that Multi Orchards is a slightly far but still good value for money if you consider it is 5 kanals of Multi standard in less than the price of 1 kanal in Bahria Phase 8 which is more or less same distance from Blue Area.
This is why even a project in Wah Cantt area has increased so much in price in 1.5 years - getting interest from Islamabad and surrounding areas plus overseas Pakistanis, then certainly it is a big success!
I don't agree with Syed Ibrahim sb.
Firstly it is true that distance is more from Islamabad but on the other hand it is near to wah cant where prices are on higher side.
Secondly it is size of plot.U cant find this size of plot near Wah at this rate.Even one kanal is equal to its price of 5 kanal.
Thirdly it is the Brand of Multi those already told to make is a state of art.
So I think there is lot of potential in this project and still there is lot of scope in this society(Islamabad Orchard).

If for Islamad orchard u are thinking a flop project then I dont know wat is criteria of success.
This is not going to happen, i am pretty much sure about Multi Orchards and Residencia that prices will increase in future for sure, but not sure about Top City, Mumtaz City.
Big Flop is might be a very harsh word to be used. Yes u can come up with more potential vs less potential. Whole of Zone-2 will feel cool breeze flowing across. Some investors will get good returns , some getting marginal returns.
Big Flop wud only be the case if that society disappears Roshan Pakistan might be the case but i wonder y they are not serious abt the development and all as the location of the project is good and has good potential.

We should choose proper words for discussion.The price hike happened every where in islamabad.You guys can compare the current rates of every society and one year before.I will 2nd little bit to crore patti .As we all know alot of investors have moved to Bahria Karachi and this will impact on property of all Zones of islamabad not only Zone-2. I would say prices will increase with very slow rate through out islamabad but for time being its looks stable like G-15.B-17,G-14,G-13,DHA and Bahria.
HIGH court rejected plea of top city opening route from NHA, rates will definitely fall and soon other societies will show a decline
@ zone 2 specialists…Is it wise to invest in B-17 in 1 kanal plot B block at this stage?What return can be expected in one year?
