Best scenic plots in islamabad

This is my first post on this site after looking for a long time:)
I am interested in buying a plot not less than 1 kanal in islamabad. I have looked at d12, e12, park enclave and something less developed such as bani gala which is close.
I am looking for value, but not sure if i want to build or sell in 3-5 years.
My budget is up to 30 million.
Can anyone give me some advice please.

D-12/2 and D-12/3 have scenic plots of size 60x90. But those are more than of 30 Million. Further, I don't think D-12 will remain a scenic place if Margalla avenue passes through that area. A lot of dust etc. Every sector is scenic when not fully populated. What matters is that how would it be when fully populated.

If I am you, I would buy 75x120 plot in Bahria Enclave 1, which are on a hill. Very few and prized plots. Such a large plot means that it's unlikely that some building would be built close to it and your view would be lost. F sector is also good in Enclave and on hill.

Stay away from E-12 and Bani Gala. Park Enclave is not a scenic place.

Agreed with Br malik sb…But d-12 is also good to buy…

Thanks Malik sb and Saadi. Both seem like good options, I have been see D-12 but not Enclave. E12 and Bani Gala? can someone give some more details on these options?

My first preference would be CDA but I see people are going for larger plots in Bani Gala also.

Sir bani gala and e-12 is simply not recommended…Must give a visit to enclave.

I am well aware of both D-12 and Bani Gala. I am a regular visitor to Bani Gala for the last 10 years. Do not opt for Bani Gala. Even old inhabitants of Bani Gala are leaving the place due to lack of regulations, water and sewerage problems. Internal roads choked at school timings. If you really like Bani Gala than I must say that Bahria Enclave is Bani Gala Plus or more.

Any fully planned society would be suitable. CDA has nothing charming in it. E-12 is a graveyard of innocent investors.

I am sure you will like Enclave. Pay it a visit at the earliest and than decide.

Tariq. Bank gala is an option if you target a 4 kanal plot of land near akram road or the main market. I have family there and they have a 4 kanal plot with neighboring plots not less then 4 kanal. Bani gala is filling up fast cuz it is cheap. I must say the temperature is cooler there in the summers and then dihati mahool is very nice. Then agent shami properties (barkhudat) is an honest guy that many of known friends have done purchasing through.

Tariq sab my suggestion is again E-12, G-14 and Bahria Enclave. These 3 places are non developed but it will develop i hink they are not so much away now to be developed. E12 and g-14 are proper cda sectors it will not harm you. The price would at least be doubled.I will prefer you E-12 it is the most beautiful area islamabad if developed more beautifull area than f-11.

Can anybody advise which area would be good for parks and greenery? including zone 2 and towards zone 5. The reason I ask is that most buyers prefer this rather than an ‘over constructed’ area. I hear that Park Enclave project was initially promoting this aspect but has downgraded some of its benefits.

Try to have park facing or park back plot in Enclave. A lot of options to have a walk and parks in Enclave. For long walks etc one needs secure area.

Your post gave me impression that you want a place where one can remain having facilities which benefit health.

Thank you Malik sab. What is the prospect for Enclave 1 now that focus is shifted to Karachi? will this not affect the timescales?

D-12 and enclave would be the best choices amongst all the options mentioned above.

Emphasis on Karachi by Bahria will not matter much for those who want to make home. Rather, non-activity by investors mean that home makers will enjoy better price. Only negative of above mentioned factor can be late possession of F sector. Solution is to buy possession plot.

I remember there was one plot is sector C which was park facing and asking price was 1.40.

D-12 and E-11. Not sure which part of Bahria Enclave would remain scenic once it is fully constructed.

Sir what is future of E12 now. …i m looking for 1 knal residential plot.my choices are e12…or bani gala or c15/c16.please some one can suggest which is good.

Does E-11 has any scenic parks?

Zero Scenic Parks. Only one park of Multi E-11/3 which is crowded.

E-11/1, E-11/2 and E-11/4 has zero parks let alone being scenic.

You can find a huge scenic plot in Multi Orchard of 5-10 kanal with possession. It has view of beautiful Taxila Hills. The development standards are very good. Big roads, parks, football grounds etc. It will have lots of greenery and no congested localities nearby.

However, this is outside Islamabad. About 50km from zero point but access is through M-1 Motorway so you can reach quickly. And there are excellent schools and health facilities in Wah cantt which is at 6km distance.

In 5 or 10 kanal you can have trees and thick greenery in your own lawn. Plus when you go out of your house, you have the comfort of living in a gated community which is well maintained by a reputed developer: Multi Professional Cooperative Housing Society.

Please suggest inside or near islamabad. …for good investment and for self living also.Regards
