Best property for rental purpose

The rental value of apartment is always grater than house.What is the reason?For example i have invested 85 lakh in ghouri town and annual rental return is 4.5% where as the apartment in defense residency is 30 lakh and annual rental return is 6%.
Does apartment price appreciation is slow as compared to house?

Ghouri town or any specific example can be one possibility from the available population. Normally, its about average figure. However, yes apartments can have a slightly better rental yield, mainly due to the reasons.

  • Apartments are part of commercial projects that is mostly like the heart of the society. For example, in BT, DHA, Gulberg the successful apartments projects will be around commercial area where land/houses can be expensive. For example, an 500 sq. Ft. In Gulberg Greens can be purchased around 30 - 35 lakh Now the owner/tenant getting an apartment in Gulberg Greens is enjoying the same facilities (locality, security, services) that a person with 5 - 10 Kanal farm house after paying 30 to 60 million just for the land. So an apartment owner with 3 million is having same area and facilities as enjoyed by person after paying a minimum of 30 million just for the land.

  • Normally apartments belong to and maintained by the developers so maintenance, utilities (electricity, gas, water) are not an issue and looked after by the developer.

  • In apartments, people can have a better view due to heighted locations (upper floors). In houses ground floors can be expensive but in apartments, normally upper floors are expensive.

The facts are also that, as an owner you cannot expand an apartment like construction on top of already existing location. Price appreciation may be slow and selling may not be as easy due to a general mind set of people (apartment dont have a floor, neither a roof) but things and perceptions are changing.

The difference in rent is net off by the slow appreciation of the apartment value. An apartment can give you more rent (as compared to a stand alone house) but as the apartments gets old, people dont prefer to live there and also the facilities deteriorate.

I have heard that shops in GIGA Mall are giving 10% annual rental return is it true?e.g 10 million property give you rent 1 lakh per month. Any one have information please share?
