Best project in zone 5

Jammu & kashmir cooperative housing society (jkchs) is a very reliable society.
Already developed projects are g-15, f-15, chakri road project and agro farms.
Zone 5 is on islamabad highway just beside gulberg housing society and near benazir bhutto airport rawalpindi.
In its project in zone 5 you can get plot from 200 sq yards to 500 sq yards at very low price of 3 lac for 200 sq yards.
1 kanal for just low as 742,000 all dues clear.
With profit of just 3 lac to 3.5 lac.
Just beside gulberg residential society where price of 200 sq yards is over 20 lac.
We offer more land to construct on with half the price to pay for as comparison to gulberg.

Probably the worst project ever by jkchs!!! I’ve had my money stuck here for almost 10 years and only gaining around 2 lac profit!

It was good for short time investment but after the last elections and taking over of new management, situation has become even worst. Though sale purchase is still going on but not recommended.

Bhaio be aware ! Jkchs though not a bad name but in zone 5 next to gulberg is a flop project. As no development at all.however some dealers are trying to fetch some money using the name of gulberg as it s adjacent to gulberg residentia.

After the development of gulberg prices will definitely increase in jkchs zone 5 but without any development.

I think it's not bad but very long term investment because there is no sign of development.

I said this before and I will say it again...

this is the worst project in zone 5!

No development, its just an investors pit! No genuine buyers. Just flooded with investors and dealers. File trading in jkchs zone v is like stock market. They increase price to sell and buy when they want to when prices are stagnant and low.

Good info Mr. TCPL, I would like to learn more about this new venture of JKCHS. The society is credible and prices sound attractive. With Gulberg being over-priced due to added premium of Star Marketing, this project would definitely attract genuine buyers who want to own large plots at affordable price.

This is a very long term investment. Maybe minimum of 5 years.

You have to wait for 2 things:

Firstly wait until Gulberg is fully developed so they gain access via them.

Secondly, when new management is elected as this management is mainly concentrating on F-16 now. They are blaming the old management for leaving them indebt. They sold a few graveyards and access land in zone v to start development work in F-16 and yet land isn't fully acquired there.

Zone v, is good if you are connected with some dealers, then soon as development rumour hits prices hike by 1-2 lacs and you can make quick money, other than that its long term program!

Mr. Kashmiri, 5 years is not that long time considering every other project takes about that much. Aside, I am not looking at 1-2 lac profit, what attracts me is 7-8 lac per Kanal, which means you can book 4 kanal for around 3 million, which is nearly one-seventh the price of neighbouring Gulberg.

7-8 lac was initially booking price. On average files at jkchs zone v trade at minimum 2lac profit. You will pay atleast 10lac for old file all dues clear! It is cheap but at the moment I have been waiting almost a decade for these guy to start development. It started and prices increased but stopped for almost 2 years ago.

Atleast gulberg have developed most of the society and still development work is ongoing. Plus development standards appear ti be good also.
