Best phase to invest in dha islamabad?

Very well elaborated Aftab sahab. May Allah give you best reward for your kind advice. Aftab sahab they say M is not that good as compared to L. So why not i try in K or L in same range ? its more nearer to the Islamabad expressway too. Can you guide me a bit in this regard too ? also do you know if there are any land filling issues in these sectors ? Thanks.

Another VERY IMPORTANT question from bro saad and specially bro aftab khatak and bro abdulqayum as u are also expats… Bro as i am an overseas so naturally im a non filer. What you guys suggest shall i become filer or being non filer is better pay the tax whatever it is and avoid fbr ? i have a rental income from within pakistan by a telecom tower however i may buy this plot on my wife’s name and file her before if its recommended. How much time this whole process takes ? i heard people suggest better pay watever the tax and avoid fbr coz its beneficial in longer term… What did u do aftab khatak sahab, any suggestions ?

AHmed Sir..Sorry for late replies..Here is the answer against your queries..First of all this phase 2 extension valley thing is the files business which i would not recommend as it has its own risks..Secondly phase 4 army allocation files are already very expensive and location of phase 4 is not that attractive as that of phase 2 is so best is to go for phase 2.

Thirdly what you are not understanding is that location of your plot is the key factor while doing investment and since you are buying it solely for investment purposes you should not compromise on location. Yes you can buy a plot in K,L in the same price as that of Q block but the location of that block would be very poor as compared to the plot which you would get in Q block and since your sole purpose is investment and not the living so you should definitely base your decision on the location of the plot. Proximity to GT is not the very considerable factor as people prefer to buy good location plots be it K,L or Q block so only location matters. Let me tell you, in A to J block, A and J blocks are the most accessible ones from GT road side and Islamabad highway side but they are not the most expensive ones..I ask you why is this so? E,F blocks which are in the middle of dha 2 are the most expensive ones and that is just because of its location..So the decision is not about the proximity from the entry point, its all about location and development. There are dozen blocks of dha 2 and you cannot wander in every block as you would be left confused.The only way is to decide your final budget, shortlist the blocks in which you can get best location plots, and then search for the plots only in those blocks..If you would roam here and there, you would be confused ending up buying nothing so now decision is yours.

As far as your filling question is concerned, i have already told you that not whole block is made up of filling land or solid land, every block has location where there are filled plots or solid plots.

You should defiantly go for tax filling. I am doing it for last 5 years. I pay only 10,000 rps per year and my consultant make every thing for me and i have saved a good amount of money because of this + my money is all disclosed, as foreign remittances are Zero tax rated.

Though you are asking about DHA islamabad, but to set the record straight, DHAI has no comparison in terms of rate growth, development standards with DHA Lahore. It is rather plagued with DHA Phase 2 extension, DHA Valley and DHA Homes scandals.

@ALRANA SB..Agreed but gone are those days now since no these tax issues are plaguing more dha lahore with the development standards more or less at the same level..They are not so lavish as usually portrayed except the land is too level in lahore and the same 40ft street gives more beautiful look on even grid..Yes bahria standards are perfect to be categorized as lavish.As far as ROI is concerned, an average plot of 60 lacs in dha 2 isb just 3.5 years back is 170 lacs as of now and in lahore, developed plot is average 220 to 230 lacs which were far expensive than 60 lacs (1 crore approx) even before 3.5 years so rest you can do the maths for ROI..One more thing sir, dha 2 ext, valley has nothing to do with dha 2 yet there is one valley is dha lahore aswell..Its name is something like dha city or something in which that eden guy hammad arshad is involved and in which nab inquiry is going on..Yes commercials of dha lhr are far ahead of dha isb and no doubt about it..But residential plots and houses are performing more or less at the same levels.

Plus 7 to 8 lacs for transfer of 1 kanal plot =P...Provincial properties investment would be much of the risk now because of hefty taxation.

Firstly Saad i am very obliged by your in-detail and kind reply. I am exactly understanding your point of view and i agree in property always location is the key no doubt. But the reason y i am considering phase 4 or dha extension is because i am going to hold my investment for 10 or more years. In this regard people suggest dha ph2 is already saturated or near saturation and ROI would be less. They suggest its more recommended to buy 2 plots of 1 kanal each in same budget in dha extension or valley or dha 4 as after 10 to 15 years the ROI from those 3 plots would be far more than the 1 single kanal plot il buy in Dha phase 2 KLMN. I hope you are understanding my point of view too. I want your opinion in it as well as its just an opinion by some expert and might even be wrong assumptions..

Yes bro junaid alot of people are saying this that if you want to invest for 10 years or more than ph4 or dha ph2 ext are better coz there price might go 3 or even 4 times in 10 plus years.. However in phase 2 it might get double only or hardly 3 times in 10 plus years.. So they advice to buy in ph4 or dha ph2 ext to ripe maximum profits in 10 years.

but on the other hand those who oppose this theory say that phase 2 prices will increase many times in 10 years no matter whatsoever. They say that whatever the price would be of ph4 or dha 2 ext in a decade, the price of dha2 will still be double of that.. It might even easily reach 10 crore for 1 kanal in a decade like these days we see in satelite town etc where prices just kept on insreasing..

So i guess an expert can only guide in these 2 contrasting assumptions..

I guess ph4 files bussiness whatever the form it is in may be safe. After all its DHA so there cant be much of risk. Experts advice is better though.

AHmed Sir you are welcome always. You are right in that sense if you are going for a decade plus time frame then you can also consider dha 2 ext or valley but ext has one risk involved that in re balloting your may be relocated to another sector other than that i which you bought the file…Although people say that the initial block holders would be reallocated to initial sectors only but you can never say anything concrete. After all it’s Pakistan. Secondly phase 2 will keep on increasing come what may because no phase of dha islamabad can match its location…Phase 3 is simply not recommended due to multifarious issues regarding land possessions and location of phase 4 is not so good so cannot even come near to dha 2…Yes if you are going for a file, then i would recommend you to spread your investment between a phase 2 ext file and a phase 4 file or a valley commercial in any good block.

So saad bro what i understood is you recommend to avoid single plot in ph2/KLMN for a long term investment of decade plus and instead go for 2 plots by buying files of ph2 ext and phase4/valley.

Sir you can go with either of the options of buying a single plor of couple of files depending on your appetite to take risk,…Dam issue is only affecting valley though.

Aftab Khatak Sahab as you have recently bought a plot in sec Q so i wanted to ask about its location. Is it before railway line or after it ? as railway line was supposed to be the cut off border line between phase 2 and phase 2 ext.. in my opinion DHA 4 sector C Rawalpindi is best to invest if you prefer a heighted plot from where even Margalla lights are visible and most of pindi behria are visible. If interested then come inbox for more details
