Best overseas residential project in Islamabad?

Hi forum folk,

I have an investor from Canada who wants to invest in overseas real estate projects that are recently launched. He expressed an interest in overseas plots available as per the latest updates on DHA Phase 5 (10-marla & 1-kanal in sectors J and K), Capital Smart City Overseas Prime Block or OPF housing scheme (Country Homes & Luxury apartments, a scheme announced by Zulfi Bukari in OPF Valley Zone 5).

He wants to know which of these projects is likely to offer high medium turn returns? Which is more attractive for residential purpose? Which is expected to be delivered without the investors having to jump through the hoops? Is there any other project with better potential?

Please advise

I prefer capital smart city with such cheap rates at this point, which ate bound to take off.

Out of given options

1. DHA 5
2. CSC
3. OPF (Better to avoid)

Invest in DHA-5 and In Shaa Allah you will get good profit.
Now RRR and signal free Islamabad highway is reality and DHA-5 will benefit from both.
10,000 plots in DHA-5 have been mostly developed plus DHA-6 (DHA valley) setting up to give developed plots to Shaheed Families first and then in near future to the long time investors....that also will add value to DHA-5.
In Shaa Allah, in 2021 when plots will be handed over, multi million profit is guaranteed In Shaa Allah.

There are dislikes to Abdul Qayyum Sab’s comment. If there are counter arguments, that should be put forward so that all forum members can benefit

Rauf sb, unfortunately in such anonymised forums, some of the better/best posts gets most red thumbs. Talking from a personal experience but we all know good comments are apprdciated by a vast majority that is silent reader and don't usually post!

Red thumbs mean nothing at all ... Just see around good and detailed post mostly have most red presses!!

AA Dear Imitiaz, i am following you since long on this forum and have great respect for you. I would like to ask your opinion on B-17 Block G, Commercial properties plot 115 - 139. These plots are being sold in the range of 110,000 - 117,000 Rs/ Sq Yards. Kindly comment for investment purposes.

@Imtiaz, thanks for your kind comments. I assure you that I will not loose any sleep over any red thumbs on my posts. This as you said is expected in any open forum but as I have said most respectfully in my reply it goes against the general spirit of an open forum. It is much easy to shoot down someones point of view then to come up with a counter narrative.

I am of the view, backed up with last 5 odd years of trend that commercials in individual block seem tempting (often affordable and on installments), however, their success depends on 2 main factors

Point 1. Population built Around them
Point 2. Quantity of Commercial Available Around them

The block or sector commercial will succeed if Point 1 is more and Point 2 is less. G block is no exception.

The profitable commercials are those that are centralised. example CDA Markaz, Civic Center BT etc. Generally these developers sell too many block/sector/mini commercials and create a surplus that devalues the commercial. Developer got the money by selling, but its the buyer that suffers!

As a personal view and assessment I see future of following commercials as viable

-- Gulberg Residencia D-Markaz (either plot or commercial unit)
-- Top City (either plot or commercial unit)
-- CBR Phase 2 (main boulevard commercial 5-6 Marla Commercial)
-- Probably some commercial in Lahore Smart City (launched in future)

The last success I can remember is those early launched commercials of Capital Smart City with 4 Marla around 56 Lakh on Installments. As soon as 50% was paid (balloting done) the profit surged to the range of 30 Lakh on paid 28 Lakh (>100%) on old bookings when Capital Smart launched new commercials of same size, same block @ 105-110 Lakh!

So, let me get this straight that the CSC and DHA Phase 5 are the better contenders in the play?

Thank you all for your kind responses. I think @Abdul Qayyum sab might be on to something and his insights reveal that he knows what he is talking about. But let's hear more about CSC's pros so can I do a better pros/cons list for both.

Is anybody here who have the details of the CSC Overseas Enclave? I have heard it will be located on an elevated location with Margalla Hills as view, which I think sounds amazing?

Also, Ali Imran Sb… In my limited intel Gulberg Residencia D-Markaz (either plot or commercial unit) is a good option too… (as suggested by Imtiaz)

Dha-3 and Dha-5 are best and safe options for overseas.

As an overseas investor you need to make sure your investment will remain secure long in the future in your absence so I would agree that DHA-3 and DHA-5 are the safest options along with decent growth potential in the future.

How long do you reckon the plots in DHA-3 and DHA-5 will reach their max profit potential? 3 years? Even longer?

Your investor is from Canada, but I wonder he can attend development update status meeting about Capital Smart City that is being held at Holiday Inn Express London, Newbury Park 713 Eastern Avenue in London.

The event will be held at December 12 and 13. There will be special discounts offered in the project that might benefit your investor with the special prices.

Also, about DHA Phase 5, I think they have a limited plot inventory and Capital Smart City’s overseas block is located in beautiful scenic area, so for my two cents, I want you to guide your investor about this project.
