Best option for living in zone 5 islamabad

We two friends are planning to settle in islamabad zone 5. Here are our requirements;
1). I have a total limit of maximum 7 million and looking for a plot in best locality preferably 1 kanal but can be compromised on up till 12 to 14 marla also. I need a possession plot where i can build my home in next two years so i shall prefer the society which is completely livable by 2017. Naval, dha etc. Are preferable.
2). My friend has a budget of maximum 12 million and he want to purchase a house even if single story built or grey structure preferably in the same society i will purchase a plot.

Experts on forum especially seniors are requested to guide please. Recommend the best place for living (1st priority) and investment only in zone 5 near to expressway.

68 views and no comment. I don't think I have asked a difficult question from property gurus and senior authorities. Did I, Mr. Khan, Nadeem Bhai, Saadi Bhai, Nasir Bhai, Paki-1, Shaikh Saab and other regular contributors?

Your valuable suggestions will help me a lot in making my life time decision gentlemen. Please respond as I am planning this decision in coming two weeks Insha Allah.

Is this budget of yours for plot only? does it include the cost of construction or is that separate?

by the way dha 2 is good option. For your friend 1 kanal is okay and for you 10 marla. K-N are good choices as you intend to make house after 2 years. Add in another year for the whole completion process so totaling roughly 3 years. By then K-N blocks will be decently livable i suppose as they already have possession except for some portions of M and N.

Other than DHA 2 there is no other society worth living if you want good living standards and good people around you.

Arshad Bhai, my budget of Rs.7 million is for plot only but it is maximum. Anything less than it will be preferred.

@ Majid sir.Let me give you a detailed analysis.There are three perspectives for a buyer.

1-Investment perspective

2-Investment cum living perspective

3-Living perspective only.

From 1st perspective surely dha 2 latter are the best especially P and Q block because they are under developed yet and can see a good price appreciation after the possession.

2-From 2nd perspective dha 2 initial block are best as they are ready to live and will give healthy returns as well.

3-From 3rd perspective bahria is the best as no society in Pakistan meets its development standards. Bahria is best for those who just want to enjoy their life and are indifferent to price hikes and appreciation.

In your budget i would suggest you to grab a 1 kanal in P block of dha 2 if you are purely buying from investment perspective otherwise go for 10 marla in L block by increasing your budget a bit..

1:Dha phase2.

2:Gulberg.

3:Jinnah Garden.

4:River Garden

in my opinion Dha phase2 is best option for living and for investment point of view you can choose any of above option because all of above options will rise once expressway start.

What is your take on an irregular cutting plot of 10 Marla & above in first few blocks of DHA Phase 2 including KLMN blocks under Rs.7 million for living purposes, I mean I can compromise on shape of plot but cannot go beyond 7 million and purpose is to build home for living in next two years.

I would appreciate if you could collect information on some irregular cutting plots of 10 marla to 1 kanal in DHA Phase 2 A to J and KLMN blocks under or around Rs.7 million. I would also meet you in first week of December Insha Allah at your place in Islamabad.

@ majid sir welcome…sir 1 kanal is impossible in this price.I think we should focus on 10 marla in L block.

River garden. Visit it and then decide.

Check on google maps it's location (On 2 min walk from highway).

4 parks, minimum 40ft roads, excellent development. And almost 60% houses have been built.

Gas is available, which many new societies lack. And water available (which is a severe problem in Jinnah Garden, Soan Garden, PWD etc.)

1 Kanal plot can be got in the range of 5.5 - 6 Millions at present. Prices have been seeing upward trend even during downfall in other areas, and still rising.

Anything around Rs.7 million possible in A to J side or 1 kanal in K,L & M with possession? Of course, irregular size or close end street does not matter a lot for me.

Majid sb..sir in A to J side in 7 million nothing is possible not even a 10 marla ket alone 1 kanal..secondly in L block 10 marla can be an option and its a good option.

Secondly naval is ok but not comparable to dha or bahria.

Please visit the societies before take any decision.In my opinion for living purpose Dha and Bahria is the best.

It may be possible to find one kanal with possession in block L for around 7 million if you try. It will be irregular shape and possibly on nala land but you can make a grand house on it if you want. So worth trying.

Naval anchorage is not a bad option... It is a decent place, especially the initial blocks... It will be nice place to live in the coming 2 to 3 years as u r planning...

River garden is not bad either, you must visit this place physically... And decide.

DHA L Block 10 marla plot is best option in my view...as the living experience in DHA and BT are unique...

Best of luck... Only consideration is ur budget...
