Best option for liveable plot in 10-12 millions

Hi everyone,

I have a budget of 10-12 millions and i want to buy a plot and planning to build my house for next 1-2 years. I am considering these options:

1 - i-14

2 - g-15

3 - B17 as last option as its far away from zero point/bluearea

4 - Bahria town phase 1-6

Expert please give your suggestions?

I am resident of G15 since 2014. It occupancy rate is more than 70%. Renting is also very high since New Airport is operational. It has most of the private school. IMCB school is also approved but its construction is not yet started. Most of the banks are already operational.

Dear Abid, Yes i have visited G15 few times but i have heard about water issue, Security issue and the society management is not active. Also garbage collection is another known issue. What are you thoughts on that? Its important to select an area which is better then others as this will be one time thing in life and you know its not possible for peoples like us to built multiple houses in our life span. I have VERY bad experience with real estate agents who had a Tasbeeh in their hands all the time and they run for prayer right after Azan but when it comes to their deeds they add tops(i hope you know what i mean) and give a huge loss to end user. Please excuse my words as you are from same business. I don’t want to share their names as Allah is enough to make the justice.

Mahmood- Yes I agree water and security issues are there. But since last election new management is working to resolve both the issues. They digged new well and currently they going through the process to join these new wells with the water tanks etc.But i hope you agree with me that Pakistan as a country we are facing water shortage problem some sectors are facing today and the other ones will face tomorrow. Until otherwise its will addressed as a nation same applies to the security concern.

Okay, do they have water supply lines in streets? Also doesn't CDA will give water from khanpur dam? I have heard G-15 will come under CDA after few years?

Water shortage is everywhere and no one can Guarantee when and where water will be short but to take a decision its important to consider all the utilities be available in the area we select. Like B17 doesn't have water and security issues. The only setback is its a bit far away other then that i am convinced to go for B17.

What are the rates of 40x80 plot?

Yes water supply lines are there and we are getting water as well on regular basis but not these days because of the updates happening. Yes such news are there but no time frame.

40 X 80 plot size prices will vary based on the location such as corner, park view, main double road, some area are not yet approved etc.

Sure, you didn’t mention about prices. Being 70% populated i am sure not all options are available. If you have some plot available then you can share the demand.

I-14 location is very handy and lot of construction activity is happening all over in that belt.

Positives about I-14 sector:

It's a CDA tagged property and will see gradual guaranteed appreciation. CDA have already keep aside a good budget for sanitation this week.

CDA had made a payment to SNGPL for provision of gas in remaining areas where it is not yet provided.

Better access to Islamabad and Rawalpindi. Kashmir highway access is also underway from I-16 as well.

Negatives:

Poor Infrastructure at the moment but will improve with time.

Regarding G-15, its management is not working with full enthusiastic manner. Till the time the sector is fully acquired by CDA you will be dependent upon the management.

It already achieved its peak prices and will not appreciate significantly.

Access is very good, development is far better than I-14 at the moment

Conclusion:

If you are a person who want to live near to main CBD then I-14 and G-15 are good choices.

If you prefer good living standards and afford to pay monthly charges for utilities then Bahria Town would be the option. I recommend you to go for Bahria Enclave rather than Phase 1 to 8.

Bahria Enclave is better in terms of location and beauty. It will also have a good room for appreciation in future.

In any pricate society, only opt for on ground physical existence plot. Do not go for any under development plot.

B-17 is good but it's more suitable for wah and taxila people or the people with roots in KPK province.

Also, only 3 blocks of B-17 lies in Islamabad. Other lies in RDA.

I recommend you keep aside from B-17 if you are Islamabad or Pindi freak.

There could be other options, sometimes equally good or better. Keeping them aside and stick to the list you mentioned.

Your original order of preference is all good. I most probably would swap 3 & 4 in terms of livability + access.

Having said that I would somehow add Gulberg (possession only) to that - a perfect intersection of Location + Affordability.

I did not mention plots prices, As at this moment of time you are in the initial phase to get other suggestions and general audience or end users feedback about your preferred which is wise thinking.

Here I would give you one suggestion to visit your selected places to get the real on ground feeling as everybody has his own story/ like/ dislikes preferences etc.

Gulberg residencia possession able plot would be more suitable for living as many families are already living there. Avoid purchasing non possession plot as it will take undefined time for allotment.

Gulberb is an option i am considering. There are only few houses of same style there and they are of IB employees only. Also there few other houses which are build by the villagers who were given plots by society. Also one of the DG who is in-charge of society has build his own house and living there. I didn't find any other house where peoples are living. I have heard about the resistance from local villagers in v block where they stopped the construction work. I can get a plot in initial blocks in my budget but i am only worried what i wont be the only one building my house as i am seeing gulberg from a while and not much activity can be seen even for the possession plots.

These are my findings in initial research. I could be wrong. Can you shed some light on that?

Thank you very much for giving your thoughts. I think i agree with you. I am kind of a ISB/RWP guy. My kids will be soon starting college/universities and i am considering their commute for upcoming years. I want the main city to be accessible for them so that they can have less commute problems. I-14/g-15 are towards the new airport and more infrastructure will be build in coming years on this side. Bahria Enclave is a good option as well. I am going to visit it over weekend and will try to get some details on that. But i agree with you about B17. Though the infrastructure is very good but its far away from main Islamabad. Worth exploring Bahria Enclave. I see Gulberg as a great society with a very good access but living conditions are pathetic at the moment. Gulberg Greens is what they marketing, but Gulberg Residencia will take a good time to be populated and livable. Lot of village pockets exists which I see as security threat for a family living. Keep in mind security is worst all over the societies like Bahria, DHA.

Am going to visit it over weekend and will check the prices etc. I checked on map and the road going from park road to Bahria enclave seems unpolluted and have villages. I am not sure if its safe for the lat night travelling on that road. Whats your take on that?
