I am in search of a 1.5 to 2 kanal plot to construct a house for living in islamabad zone 4 or 5. Can the honorable members here advise that what's the best option available in the said zones?
* i have my office near gulberg/naval anchorage, so less the commute time, better it will be for me.
* if army/fauji foundation schools are nearby, that will be a big plus.
* i plan to construct house on 1 kanal while the rest 1 or 0.5 kanal will serve as a lawn/for servant quarter.
* my budget is rs. 12-13 million.
Dha 2 is out of budget while bahria 8 is a bit away from express way. Can you guys share your expert opinion on the options available on ground for me?

Sir in this budget either you have to compromise on plot size or location..2 kanal in this budget is possible in naval anchorage and soan garden..
Btw i would suggest you to go for a good society as kanal space is more than enough to have a spacious house..Also consider bt phase 1 to 6 and dha 2 1 kanal options.

@ arshad sb..Sir rates are stable and on the same level as they were a year ago..e.g 40x80 in g-13 is from 1.6 to 2.3 cr where it is 1.5 to 1.9 cr in g-14/4..some buying selling is witnessed in recent months.Rates are mainly stagnant because of lethargic impotent fgehf..Otherwise if normal development standards are maintained, both of these sector can tough or cross g-11 prices because of its central location.
Sir gulberg residencia will not be liveable in coming 2 to 3 years in my view point.
@ sami sb.Sir BE is not recommended by me mainly because of its access..Otherwise its a good project.
I think BT Phase 8 is a better option that Enclave, as it's close to Naval Anchorage.

Sir no 1.5 kanal cuttings in phase 8…You can go for 1 kanal plot with extra land.Better option would be to go for overseas enclave as it is relatively near.You can also consider intellectual village low lying 600 sqyds plots in this budget.If interested let me know.

So is it worth investing in G-13 or G-14/4 now since prices are stable for long. Yes you are right location is superb and i think development standards will be provided as a large population exists in both sectors.
Another thing regarding DHA2 10 marla and Gulberg 10 marla. Both are appreciating but which can give a higher return uptil completion of expressway expansion.
There is some buying selling of DHA lahore plots on installments. IS that a better option or gulberg residencia. I am more leaning toward expressway expansion
Sir dha has higher roi as compared to gulberg, dha is more feasible option…Regarding dha lahore i don’t fid it so attractive as chances of winning are very low…I don’t see g-13,14 as appreciating because development by housing is not going to be soon. Also they dont have any budget for development…
