I am looking to invest 5mil for a 5,7,8 Marla plot in BE1 or Gulberg Residencia.
Which is better, BE1 sector P or Gulberg Residencia block P? The approach to BE1 is quite lengthy and CDA road is not good. BE1 does have more residents. Approach to Gulberg is easy and clean.
Both societies have same prices for same size plots in sector / block P. Both societies have similar development status in their P blocks and sectors. BE1 is Zone 4 and Gulberg is Zone 5.
in both society only and only go for possession plot, but I think in 5Million you are not getting any possession plot, so my suggestion would be to stay away from none possession plots. better invest anywhere else with only possession option.
Agreed, P of both are not good, underdeveloped. They will appreciate, in particular P of Gulerg but slow.
Far better is I in Enclave that is right next to Civic Zone
Consider 5 Million Investment in societies adjacent to Top City like Airport Green Garden, Airport Enclave etc. You might also consider Faisal Hills and Taj Residencia in 5 million bracket that is expected to yield better return.

Have finally decided to go for DHA Phase 3 Block G. The 5 marla options fit best my requirements based on my budget. Plots in that block average 10 lac/marla.
I’m not a DHA fan, but at least its safe from litigation and less risky for investment.

DHA tag has become status symbol now & will not put you in loss in longer term. In Shaa Allah.
Might get a temporary dip & already got a little because money men are pouring in DHA valley & phase-8 Orchard/Extension but DHA is DHA…
Yes DHA3 is good decision.
For 5 million, can’t get any opttion in gulberg. Never go for non possession plots in gulberg as that’s the most risky. BE is great for its natural environment if passing by village in night doesn’t bother you.
Can you please share the status of possession of your plot in DHA 3?
