I am interested in buying a residential plot on installments in new sectors of either bahria or dha islamabad. I believe there are a lot of experts on this forum. I was wondering which one is better investment and which blocks of these societies should i go for? Any input would be highly appreciated !

DHA does not have any offer for the installment plots. In Bahria you can get in garden city where development is already done more than 80 per cent in some zones. You can check with Sayed Property, Raja Builders, Prism, etc. For the installment options. If cases against MR are making your decision difficult, do not worry! If MR surrender, DHA will take his Bahria Town on the win/win business deal. Remember: MR is a smart person but the retired Khaki lot, BT payroll Faouji gang, is much smarter and will keep golden hen laying golden eggs on 24/7 basis.

For investment Dha is good but no any installment option. Bahria is good for living and you can find some installment options.

Sir, someone told me that a bahria town plot file is of no legal importance (if things get bad between bahria management and Govt. Officials) as they do not transfer the original plot "Registery" but only give you the file claiming the so-called plot number
Sir, it will be of great help if you can tell the difference between having the "conventional Registery" of a plot and the file with bahria signed and stamped transfer letter, possession letter etc

The big brands are same as Baloch sab said.I think there is no any risk with possession area.Files game is always risky so don't go to any file game.
Many people are living in Bahria 1 to 8 and safari valley and enjoying peaceful life.
If Bahria is risky then Dha and Multi is also risky.

Reason: Dha is a housing "AUTHORITY" and the letter you get actually signifies that the certain piece of land has been transferred to your name..That letter basically holds the value of registry as dha has the authority to transfer land in your name,just like cda and fgehf so 0% risk.
Actually DHA was an authority as far as I know!
The ordinance of authoroty was supposed to be legitimized further by NA as it was for 3 months only but after 3 months it is/ought to be, under a legal bar? But "sher ki marzi hay unday de ya bachay de" as will ask DHA?
Nadeem Sahab is of course right as file bzness is very risky. MR sold files having no land in valley and now after merging, again will sell files in BT!
Most of societies are following BT pattern , so more or less it seems to be OK.

File is to save the transfer fee & to benefit the Agent.
In new schemes Files are Purchased by Agents, and after closing date, they sell on profit. That circle keeps on moving till the project is completed.
The Agents remain in business till they receive the good profit.

Thank you for the advice.
After reading the above advice my understanding is that in addition to the file transfer i should also try to get the registry of the land I'm building my house on. Just to be on a safer side.

If you want to make house than should not buy
the File, pay transfer fee & get Plot transfer
on you name.
