Bahria Town (RWP/ISB) plot prices shooting up

I’ve been noticing a drastic increase in property prices for the last couple of weeks. Especially in Phase 2, a kanal plot that used to cost around 7 million is selling for 8.5 mil or higher. Sellers even demand 9 - 10 million for general plots. I am not sure if this is a temporary bubble that might burst later or is it a permanent thing? Can anyone shed some light on this? I also wonder if this is a right time to buy before it gets out of reach.

I believe Bahria Town prices will increase because CDA cannot start any development work in upcoming years due funds and corruption and lack of electricity and people who interested to live in Islamabad and good life style will invest in Bahria Town

I only see reason to shoot prices up in Bahria Town in developed phases.

Do you not think DHAI 2 is a competitive or probably a better option than Bahria Phase 1-5 in terms of prices and living standard plus the assurance of being a public body?

Makes sense! DHA is not getting anywhere with their sluggish development work and they failed to deliver. At this time, there is no better housing scheme than Bahira Town and I will not be surprised if the prices go high over time but when they go up by 1-2 mils in a matter of weeks, I’ll be asking questions like these. :slight_smile:

Fewer and fewer plots are available in phase 1-6 each year so prices are high. However, for investment I think it would be better to invest in phase 8 with a 5-10 years view as that will yield better returns.

I don't think there will be a short of supply... it's more than ever. Look at DHAI2 and its extension, then Bahria Ph 8 and 9 and then Bahria Enclave and Golf City in zone 4 and accelerated private housing developments in Zone 2 and near airport.

Islamabad is expanded like anything from all sides. Can you really expect there will be less good options in future. No I don't think so, even if you make the point of developed phases, they are on the threshold, won't go much beyond it.

Ground reality is there are lesser buyers and lesser purchasing power of people in Pakistan. Even the current prices seem much for the value of money.

I was talking about short supply of plots in BT 1-6 only… which maybe pushing prices up in that area otherwise cheaper plots are available elsewhere.

You would probably be right but how long has it been that these phases were delivered… years now but still they ain’t fully populated. Even the boom time couldn’t populate them fully, its less likely that they get populated now on an accelerated rate.

I would second MBS, and at the same time if you be aware that its the Society its self that owns the plots and time higher rates are demanded to set precedence to uplift the market price.

So better be very careful and dont let anyone rip you.

Most of the plots in phase 1-6 are sold out years ago and the people who own them are demanding these rates not Bahria Town. I think the only profit BT makes in sale/purchase of these plots is the transfer fee so assuming that BT would do something to increase the market price should be pointless. What I’ve seen recently is that there are very less plots available in phase 2 for constructions and too many houses being developed at the moment so that could be one reason for the price hike but I also heard that DHA prices are going up as well (enough to raise some eyebrows).

May be it’s some increase because of inflation or rupee devaluation… otherwise there is no logic for increase in the current economic situation of the country!

And I am sorry Zeb. but the prices you have put up seem to be much higher than market rate.

And what makes you say that? I was looking to buy a plot there so I know what the market price is. When you say "seem to be" I believe you are just assuming that? B.w if your assumption is based on the ad listings on Zameen.com then you already know that prices listed here are either high or way below market rate (to be used as bait) so the dealers can get some buyers on board. A dealer would advertise a plot below its market price to attract buyers.

I appreciate your love n concern for Bahria. Don't take it personal, but 10 million for 1 kanal is unreal for any phase of Bahria unless you are distracted by online ads.

Why would I make this up? How about you pick up the phone and call some dealers to get the exact figures if you are not ready to believe me? and what exactly am i getting out of it ? I at the same time understand your displeasure and hate for Bahria Town but with all due respect, I would confirm things first before accusing someone of lying. No offense intended. B.w 9-10 million is common asking price for a blvd plot in phase 2

I did not accuse u for anything, sorry if you took it as an offense. I was just giving my perspective based on reasonable market info. That price is not real for its value, may be its a temporary bullish trend which you have experienced. And you yourself are referring to Zameen rates not me. We should accept the fact that in the market, there are different people and different rates, anyway lets move on, I take your words for it.

And am not a realtor neither a competitor for Bahria, in fact like many things about it, but everybody has the liberty to comment when you post a thing in forum.

Lets not heat it up here, none of us makes or influences the rates of Bahria anyway. :)

I am agreed with you, but its the mater of demand and supply nothing else. I can't believe there is a sudden demand arise in the market. It's just speculation but God's knows better. But the problem is also the inflation & rupee exchange with USD.
