I am being convinced by a property adviser to invest in 5 marla plot that is in bahria town phase 8 zone 4 and comes at 6 lac down payment with equal quarterly installments that will sum up to 33 lacs. But i haven’t seen bahria advertising it. What is the bahria town phase 8 zone 4? Some call these plots commercial. Others residential and say that development is taking place at full speed…I haven’t seen anything like that last time i attended a wedding at rubaish. And its also called intellectual village of some sort. I am confused and wanted to take input from you guys whether what’s this hoopla is all about.

I think you are asking Bahria Garden City which are on installments plan and it's not commercial.Five marla residential plots 6Lakh DP and total 33Lakh.

Investment in BT Garden city could turn in gold IF the litigation part of the Bahria’s entrance from the GT road gets sorted out.
The controversial part of the expressway, though very small, may be less than half a Kilometer but the stake holders are NOT small, both Bahria and the mafia who is stuck behind the villagers.
Let us see who wins, I would rather go for BT.
The normal approach to the phae-8 extremes is 20 KM away from the GT road whereas Garden City Phase-4, 5 Marla locations, are mere 3 KM from the GT road BT gate.

It's not 20km Bahria phase8 is 11.5 Km to GT road and it's one of best place for living in zone5.

It's safe and good but not short term investment.Agree with Abdul Qayyum after access it's will be very near to GT road.

My house in abu bakar block is exact 5.7 km from GT road going through that forest route , bahria phase 7 gate

When we talk phase-8, we do include sector M/L/K/N AND extension as well.
I did say "Extremes" and extremes are 20 KM plus from the GT road. After having said that, it is a short driving on the expressway but good & bad all depends upon whether you are focusing on Islamabad or Rawalpindi. Well, if Rawalpindi then it is THE best but day to day travelling to Islamabad would cost a fortune as compared the development around the Islamabad highway, such as Navel, DHAs, Gulberg, BT, Fizaia, etc.
