Bahria town phase 8 vs bahria enclave

Dear experts and all,

I am overseas pakistani and planning to purchase 5 to 8 marla plot to build my house after 3 to 4 years ( planning to return in sha Allah )

I have selected bharia town phase 8 and bahria enclave for my future living, please share and advise which will be better for living in the near future any pros and cons.

All depends on your budget and future work place. If budget permits then bahria enclave (on ground plot) is better option but if u have limited budget then go for Phase-8 on ground plot. Anybody living overseas will find Bahria a nice for living in twin cities.

Irfan sb what about Bahria Enclave phase 2. Is it better place to live in?

@Imran, BE-2 does not exist. It was a mega scam from Bahria. Now Bahria is buying back files though "merging" against payments of BT-1 plots. If anyone tries to sell you BE-2 files (other than for merger) then don't listen to him. (Currently a 5 Marla BE-2 file is traded at 2.5 lac loss).

I endorse Iran's suggestion on choosing between BT-8 and BE.

BE looks a very gud option for building ur home in 3 to 4 years.

Phase 8 is also gud but a bit far loc wise. Although price is low there

No doubt BE location is better than Phase8 and i hope MR will resolve access and NOC issue very soon.

It's depend on your budget phase8 is little far but cheap and BE location is best but expensive than phase8.

My assessment is very simple, Phase 8 is for people whose daily routine e.g. Jobs, relatives etc. Require them to be closer to pindi. Enclave is for those who for same factors require more proximity to Islamabad.

@parvez brother! The first point is your budget. Then comes the prospects ; both have equally good living standards. BT-8 is close to rwp and those surroundings whereas Enclave is close to main Isb.

In terms if u are generally comparing the two ; my vote is for enclave as per living as well as investment point of view. Regards.

Phase 8 has bahria towns phase 1-7 and Dha 1-4 in his surroundings as well as the access is really nice. So much is happening in that area in future.

Phase 1-6 of Bahria Town is BOTH for Pindi and Islamabad and located at the Islamabad highway

My vote will go for phase 1-6 but it is expensive than Enclave and phase-8

Phase 1-6 has International standard school , 6 star hotel is already in progress and the paradise commercial complex which is not yet handed over will be a further value addition

Enclave is 18km from Faizaabad flyover

Abdul Qayyum sb, I beg to disagree sir, Ph 1-6 can not be for Islamabad and it is certainly not located on Islamabad highway. It is all the way across PWD with jammed traffic, broken roads and unlimited speed bumps. My salute to those who live there and commute to Islamabad every day, I would definitely refuse. It is another story if someone lives and works inside Ph 1-6 and kids also go to a local school. Then it is wonderful place to live. But totally landlocked.

Enclave gives altogether different feel, very pleasurable 18 km drive from faizabad (so far).

@ Spot on Isloo sb except for the mileage, I travel to both destinations and the mileage is almost the same, and yes, enclave from the inside is very beautiful, gets a Isloo Feel there, but its access is not good at all, becoming another PWD but on a more low level due to local Rajas,

Ph1-6 still is the Flagship of Bahria but could be overtaken by Enclave and DHA in the future, BE C block kanal plot is already as expensive as Bahria Ph-3 plot,

Biggest disadvantages of Ph1-6 are

Terrible access from PWD and now add NPF where car mechanics have taken over,

Second, occasional BADBOO from Cornice Road "RIVER", this river has become a Garbage Dumping Point for DHA, BAHRIA and surrounding localities and Factories......the smell in Ph-4 can sometimes be so unbearable that you might puke....and sometimes it flies all the way till Ph-2, a beautiful river has been destroyed by a combined effort of inept Govt departments, Housing Societies, Factory Owners and educated Elite, pls ask somone from downstream areas of this river, natural bird and animal habitats alongwith villagers pride of this river has been damaged badly, I have personally seen garbage like sanitary pads, nappies and plastic waste floating in downstream areas, but NO ONE CARES, Sadly in our country no one feels any kind of responsibility towards these important issues which might destroy our next genertions' future, it already has, to some extent, basically we are not a very environment friendly Qaum,,sorry for saying this

So to recap IMO, if you want to move to a very settled area with all the daily amenities nearby and are prepared to do PWD Khawari then go for Ph1-6

But if you want Isloo touch and a potential price increase in future, then maybe Enclave

When I said located at the Islamabad highway, I meant through the PWD of course as there is no other access.

This is like we say BT phase-8 is located at GT road whereas deep sectors are plus 15 km away.

Regarding this smell: Thanks for the input. It is a news to me. Never heard of this before.

Enclave was my pick but the curi road congestion is written in stone and that was the only negating factor for me not to invest there!

There is no planning by cda in that part of Islamabad. Illegal housing societies at every corner. Go to taramari choke and travel to khanna it’s like raja bazaar. Or go to alipur frash same conjusted, haphazard, ill planned development every where…

@YC and AQ Sbs, I am hopeful that CDA will eventually do something to control Kuri road congestion as there would be major projects, including Kuri Model village, at least three universities, Zong headquarter and a Software Technology park. All these will compete for access through same Kuri road. But chances are 50-50, as rajas could possibly turn this into another Bhara Kahu which is a nighmare.

PWD used to be a pleasant drive 4 years back. Now it has more business activity than Pindi and most houses along main boulevard have been converted into commercials. So you can imagine the chaos.

Yes, I agree, the current access road to BT Ph. 1 to 6 through PWD is very congested and it is getting worse with passage of time

Same looks the fate of BE through Kurri Road, no one is bothered at the moment to control the expansion of construction along side this road, and in the future, this road is simply not enough for the kind of traffic it will have due to expansion of population in this area.

I think you have not read the question clearly it says BE vs Bahria phase 8 but you guys have taken it to phase 1-6 please guide us as I am also planning to build my house after 3 -4 years so BE or Bahria phase 8 to purchase a plot for around 4 millions now?

Go for BT phase-8 as i myself building a house over there after seeing all the societies in Islamabad. I find it to be better than CDA’s sectors because bahria management is efficient. Bahria Enclave’s access is not good it doesn’t have any other well planned societies around it, very less populated and also expensive.
