Bahria Town Phase 8 Sector M, N & L Prices

Dear property experts I would like to ask that whether the rates of sector M, N and L of Bahria Pindi Phase 8 would come further down?? Or is it a good time to buy?

Currently there is declined which may continue till the end of this year.

They just launched 5 marla possession plot at Bahria garden city with time frame of 1 year(or 1 and half year).

It means they want to earn money through these kind of projects in mean time

Bahria is seriously under cash flow pressure and inventing all sorts of new methods to ensure a positive flow. Launching new possession plots in BE1 and garden city, etc., are part of these efforts. But since they are part of this enormous slow-down, they will have to do something substantial to create liquidity in market and gain investors’ confidence.

@Isloo i agree with you , but bahria has very easy ways ,if they wish or have will to do ,

1=completing phase 8 k , m, j . Blocks and giving possession is easy ,and will boost moral of investors,

2=whats the problem if you can donate billions [ in the form of palaces gifts ]to politicians ,and can DO CHARITY WORK ON SOMEONE ELSE MONEY ,then why reluctance in decreasing business areas prices , and BE 1 / BE 2 ISSUES SOLUTIONS?

ITS that easy for the biggest PRIVATE SECTOR developer OF ASIA,AND THEY have very less time now 1-2 years to restore the lost trust of innocent small investors, OTHER WISE ,ppl will shift to other societies.

I remember BT gave possession in 2 years in their starting sectors (ph 1-5) and they they started becoming bad boys.

Graden city is at Phase 8? is it called Bahria Green? any comment about it ?

Bahria greens is also called overseas enclave , its at the start of phase 8 .in-front of it lies defense villas of sector F DHA PHASE 1,

Bahria GARDEN CITY IS totally different , it has some 9 zones starting from GT ROAD side opposite dha 2 and having spiral waves like distribution in hilly area or uneven areas , but first 3 m- 5 zones are nice one,it touches phase 8, along valley side.

GARDEN city was immensely advertised for overseas ,it was developed fast ,and it was launched very expensive.

I WAS offered a plot 10 Marla @ 56 lack in DEC 2013 , i declined , now it has dropped to below 45

How can completing other phases will boost investor's confidence? Are phases which already completed and given possession are totally populated yet? If not, then prices down is not because of lack of completion of new phases but actually land has been supplied more than demand.

As far as cash flow is concern, Bahria just got a jackpot out of karachi, with that money they can build phases even twice :)

I think they are not building other phases because want to hold the demand.

I believe they know lot of people r stucked in middle with them and they have no option (people from phase 8 , BE1, BE2). People r frustrated in those phases , in order to squeeze more money they r launching possession ready sectors

@Apple - Well “Bahria is better for living, DHA is better investing”. What do you say?

I dont have much experience with DHA…but i see DHA Rawalpindi(ISB) is very expensive to invest right now…prices r touching on sky. No doubt BT is best for living but u must be having big heart to invest in BT …as its long term planning.
