I need experts advice that I have a plot in Phase 8. Phase 8 prices are at minimum at this time. When the experts see the rise in the price. Some dealers told me that investors are busy with Bahria Karachi. Now Karachi balloting finished. Do you think investors will move back to Phase 8?
I think they will not come to bahria phase 8. They will move to either enclave or Bahria peshawer....

Phase 8 already rises high, it takes time to settle down, Whereas Bahria Enclave still have the tendency to further rise. Enclave’s compassion is with CDA. People prefer to go for enclave twom most important reasons; 1) its location which is outstanding and 2) low price.
Prices at safari valley, E and F sector r touching to sky. I dont think investors have any charm or juice in these sectors. Might be none possession sector get some good price but depends on launch of Bharia Peshawar.
Though the development work is slow but the prices are quite high, You keep it till the launch of Bahria peshawar and after that see the market and then decide…

I had detailed discussions with many dealers personally. They believe that jumps comes in phase 8 comes once or twice a year. They are expecting conditions to get better in April end. Some thinks after Ramzan. What experts have to say about it. I have got plot in Bahria Phase 8 E4

Can you please share with me where is E4 sector? What are the prices in this sector? In Bahria Pahse-8 map I could not locate this sector.
I also think that Bahria phase-8 prices can jump again in next 4-5 months after Ramzan. This is just my assumption, no specific information.
Yes, a jump comes once or twice ever year, but in Phase 8, their is always genuine demand it will remain same.
All these are rumors, assumptions that the prices will increase in end April or end of Ramadan or after budget.
So, better not to hurry.
I dont expect any near price escalation since the prices have already been overstated to many folds. Prices will be revamped only if the area is inhabited quickly. MR announcement of constructing Green valley hyper market on 100 Kanals and 24 hours customer services on 60 kanal in phase 8 is also an KPI. If this becomes operational within 1.5 years (as promissed), it will attaract more ppl to live in phase 8 whcih will add a significant weight in the basket of phase 8.

@ Sohail Metrro opened in I-11 and how many people attarcted to I-10. Normally people go to big stores once or twice a month and it is not necessary you should be living nearby. I dont think Green valley hyper market will increase the price of phase 8. However people of Bahria phase 1 to 6 and DHA definitely benefit from this.
Sector E4 is just behind Awami Villas 6 which are constructed and near to possession. Its just opposite to E Sector and touch with F3. The location is demanded because on main 120 feet rood
I personally think greenvalley is a good facility for Bahria and DHA residents. We cannot say it can become a reason for price increase but it will be one of many other factors which are going to contribute in price increase
I also agree the demand of genuine buyers in Phase 7 and 8 is always there.
Hypermarkets, schools, hospitals, golf ground, cinema etc when all these facilities are available in any society then people start thinking of buying plot and construct home which ultimately increase the genuine demand of the plots and steadily price increase as well. Without these facilities; price are just increased by investors based on speculation. Sunch increase is not steady and can be converted into decrease anytime. Phase-8 is now becoming the place for end user who would like to construct their homes rather revolving money by selling / buying barren plots.
