Hi experts, is there any chances of phase 8 safari valley bouncing back ?? Its been more than a years since it is going down. Do you see any future activity there that can give it a boost or will it further go down.
The future of Phase 8 is bright but you will not get the gains of the past.
Construction of houses is going on at very fast pace, many families are moving there …most of the houses are about 12 million averagely with rental value above 42 thousand…slowly but steadily the prices are moving towards higher side in developed good located sites … Demand supply equilibrium is also improving now…
I don’t agree construction is going on at a fast pace and the demand supply equilibrium will change much within 5 years, but after 5 years it should be interesting place to live in but you will not get the gains like 7 lac plots selling for 40 lacs. Future gain will be minimum and in line with general market.

There is no match of phase 8 in Rawalpindi. It’s city within the city, quality of life and surroundings are excellent. Peaceful and will be one of the posh area after 5 to 10 years. At the moment price’s are quite reasonable and 10 Marla plot price 4 to 5 million add extra 7 million for construction. So one can make a beautiful house within 120 lacs, which will surely cross 200 lacs after 3 to 5 years.

Sir how could you say construction isint at fast pace ??? i counted 17 new houses under construction from street 65 to 67 in abu bakar block around the masjid only
Agree with Asad sab that lot of new construction in safari valley especially in Abu Bakar block.

I think construction is in full swing in abu baker block , i visited in Jan there were quite few houses being constructed around the area
The future of phase 8 seems to be good for a long term investment…at the moment
Phase-8 has great future. But no short term gains here, I see prices seeing further downhill trend in near future followed by another high tide sometimes in 2-3 years depending on how things play-out with Bahria. So buy today or keep the ones you already have, wait for that next peak to come in and sell it off.

Once i saw an English movie .An old and historic one,where a white man with 1000 golden coins and a gun some bullets and some knives etc get lost in an unknown jungle with no humans nearby.He makes a wooden hut type residence and a chair table a bed from wood with the help of his knives.
An other man black one also find himself in the same jungle and meets this white man.The white man convince him to work for him in exchange for a coin a day.The black man asks "what will i do with these coins".The white man said"you can buy my chair for 100 coins table for 100 bed for 100 and everything for 1000 coins.

THE PURPOSE OF THIS STORY IS SIMPLE ,I WILL NOT SELL IT FOR 1000 COINS ,"""what will you do with that money in today's market , where its down everywhere , and if it bounces back ,then phase 8 will be ahead of all in bouncing back.
I think prices will dip a little further and more end-users will move to Phase 8. After that price growth will be on genuine supply and demand rule. It is also in the interest of Bahria to keep the prices reasonable so phase 8 will become populated quickly and they can start collecting management charges and start launching new sectors. Rinse and repeat my friends.

Buddy, we agree with you 1000% percent...............then why you had to write almost 4 paragraphs just to tell us the same thing over and over again :)
It's like this other guy here who invested in couple of sectors and every other comment of his says the same thing over an over that how best those projects are. Gets even funnier when he say that there are huge number of houses are being built in those projects and my understanding is that he is not even in Pakistan to really see all that.
Man, I wish this forum would allow me to share some pictures so I can show these self proclaimed experts how its being done.

First let me clarify i am not an expert , bcz if by number of posts you can become an expert , then its just so simple.
If some one cannot understand the contents of the story, its just his own problem.
I have 1000 words to criticize bahria ,but i am also realistic in my thinking. I think you love to differ only for the purpose of having some fun,otherwise what ever the man you point at says , is absolutely right.
Construction activities are a fact ,which you can trace back in time via Google earth time history, so don't be overjoy in your delusional perceptions sir.
I would second Dk as I travel phase 8 once every week and can see construction activity have increased since the price fall for the reason unknown to me. For example, Block A, Safari Valley and Block C got many houses under construction or already completed, same is true for Lake View and D Block etc.
