Bahria town lahore future after ring road

I want to know that what will happen when the ring road route pass in to the mid of bahria town, is it better or worst for the future of bahria town…

Among the housing projects located in the south of Lahore, Bahria Town is the most significant one. The construction of Lahore Ring Road (LRR)’s southern loop, therefore, matters more to Bahria Town than perhaps any other development in this part of the city.

Where the Planning and Development (P&D) Department’s announcement about the initiation of development work on the southern loop has excited many people in terms of potential value gains, it has caused serious concerns among some landowners and investors in Bahria Town, who fear losing their property if it ends up falling within the area marked by the P&D survey team.

“If LRR’s southern loop is developed according to the old map issued about a year-and-a-half ago, it will affect some property in Iqbal Block, Rafi Block, Nargis Block and Tulip Extension,” Lahore-based Al-Mahir Real Estate’s Senior Real Estate Consultant Mr Ahmad Awan told Zameen.com. Due to such concerns among investors, Mr Awan said he had noticed a drop in demand for property in these blocks.

In response to decreasing activity in these blocks, others had become more popular among investors, he said. “With the possibility of getting affected by the southern loop’s construction, the blocks that have become more popular among investors recently are Johar Block, Quaid Block and Ghaznavi Block,” he added.

He had noticed increased buying-selling activity in these blocks, he said, along with a steady and firm rise in property values. “An overall price rise of 10% to 15% has been seen in the Quaid, Johar and Ghaznavi Blocks,” he added.

However, Property Management Services (PMS) Country Head Mr Fazeel-ur-Rehman had a different point of view. He said the old map of LRR’s southern loop did not suit Bahria Town and it would therefore face resistance from the developer. “Mr Malik Riaz will protect the interests of Bahria Town’s investors at all cost, and we have witnessed that lately in Karachi with the construction of two underpasses and one overhead bridge on Shahrah-e-Firdousi,” said Mr Rehman.

“The old map of LRR’s southern loop is not technically feasible since it doesn’t surround the entire city, which would reduce its scope as the circular road of Lahore. If this plan gets approved, the housing projects located beyond this proposed route will be effectively out of Lahore’s boundaries, making the entire expansion plan of Lahore illogical,” he added.

The LRR will benefit the residents and real estate investors of Lahore only if it covers Lahore thoroughly, he said, adding that a logical map of LRR would be wider, encompassing all important projects located in the suburbs of Lahore including Sundar Industrial Estate.

Considering the recent show of commitment to facilitating the investors of Bahria Town in Karachi, Mr Rehman believes Mr Malik Riaz might just step forward and offer to bear the additional cost required to widen the loop of LRR. “Any other route wouldn’t just affect Bahria Town, it would also be insufficient for the future needs of the city,” he added

New Lahore city is an other good opportunity for safe investment.zaitoon group doing speedy development.there are available possession in commercial and some residential blocks near to main entrance.some more blocks will be ready for possession in December.

Prices are very low and will increas in December.
