Bahria Town Karachi

Dear's i am curious to know the purpose of registration and benefit we can get as investor in bahria town karachi at the moment?

Did Bahria town done this sort of registration in the past?

Where will be the expected location of Bahria town residence area?

One purpose can be to collect the non-refundable money from the people in the name of registration. For example; if you get registration for bahria tower and once Bahria reveals it's cost and payment plan, you find it too costly to buy the shop or office or apartment in bahria tower then what will happen? very simple; you have to loose your registration fee. Secondly; bahria will keep the whole refundable money (huge amount) in bank till that time and earn profit as well on the money of others people.

It could have been better if bahria announce the cost and payment plan first and then ask for registration. Only those people get registration who are wiling to pay the cost of that property.

Not only the cost and payment plan are important but the location is also an important factor to decide whether you want to invest in or not.

They have not told anything and the only choice for us is to either go with the name and repo of Bahria or just let it go and might regret in the coming future.

There should be something called "Fair Trading".

Registration amount of around 15K (For residential plot) would not be big enough for any investor but collection of this amount from all over Pakistan will have a huge financial gain for Bahria Town and it would help them to estimate or access the initial cost and payment plan which is totally unknown at the moment, because it will show the number of people taking interest in their new Projects.

Can any one list down the positive aspect of this registration for the investor, other than the negative?

I didn't know about this before reading the post, now i went on the website to get more information, i don't know any thing about Karachi but location is mentioned in the flyer...

As requested by Kamran, what are the positive aspect of this registration, it would be good to know... Its not big amount any way its only 75K & 100K, out of which 15K is for the registration fee, So may be its time to get registered and when the name comes in the balloting could be sold for some extra amount?

As i said don't know any thing about Karachi, So would it be possible to buy and sell without visiting the Karachi as i am based in Europe...

The location you mentioned of one of the commercial projects. Actually, Bahria Town has launched three projects: 1- Icon @ Clifton 2- Tower @ Tariq Rd 3- Bahria Town Karach - residential town scheme, location unknown

  1. Should we invest in any of the 3 mentioned sites. We've at least two projects, Icon & Tower, which are almost 50% complete. And, keeping in mind the good repo of Bahria Town I would encourage to invest in Icon if budget allows.

Is Bahria Town Karachi (one with location unannounced) is a fraud? I heard it a big scam.

I do not think it would be fraud or scam. We can have other reservations like unknown location, might be high priced, late development etc but we can not call it scam. Bahria Town management have earned a good name after long efforts, they can not ruin it for one project.

The commercial project in clifton would touch 10 million and on tariq rd too the shops and offices will be under the same range however Icon will be more costly with good ROI.

The real estate market in Karachi is worst, so many scam, fraud and fake projects so I would strongly recommend to only invest with the reliable builders. Bahria Town has built good repo over years and delivered on time above expectations. This is their first project in Karachi and you may notice that they have completed both commercial buildings almost more than 50% without any booking so I would say that this will be a save investment.

Saying that the current law n order situation is not good in Karachi so no body knows what will be the future of real estate here.

Well, this is being discussed before in forums. It is not a fraud, it's Bahria First baby in Karachi, they already have many customers and member in Karachi for Islamabad and Lahore projects, who already have investments in Lahore and Islamabad, so they will love to book things in these projects. The booking price is high, but it is a misconception that Bahria will earn interest on people's money, as Bahria has a record of never having a savings account in any bank as per my knowledge. Secondly, Bahria commercial project plus flats and houses project, prices will be too high but numbers of applications will be too much, so less chances of getting anything over there. When we talk about the Bahria Residencia in Karachi, the security situation is Karachi is very bad, they require a safe community which is safe, secure with all facilities, and Bahria can only do that in Pakistan, infact, it is already doing that, so it will be a Hit project, Booking of 15000 in Residential is worth it. Go for it as it leaves us with more options as we can select plot size in future. If we choose flats, commercial property, applications will be more plus flats/houses will be limited. Regards,

The reciepts are transferrable and booking closed yesterday on 4th of octiober 2013, from today which is 5-10-13 the 15000 rs. Booking on 15-20k profit which today on 6-10-2013 is 75000/-

Today the profit on the 15000 Reciept is 100,000/- The reciepts are transferrable and people are buying/selling them. Dear Zubair, you can sell it for 100,000 profit and you will get 115000/- Regards.
