Old deals ie the one launched initially are already on the back burner after launching of overseas quaid block and all other new bookings at higher rate,old bookings will suffer the same fate as the existing phase8 pending plots face,bahria town is too predictable these days for old campaigners,same thing is being done in enclave as well,marsun marsun possession na desuuuuu

I hv been to phase 8 after few months to check on the existing scenario as wanted to check feasibility of buying a dha home,as market is dead slow,and couple of dealers told me horrendous tale of few small dealers,who have gone with the wind,after getting bick jolts after market downfall,and phase 8 market at the moment is literally dead,they have been cursing big invisible fishes who created an artificial situation and poor dealers even got trapped most of the time,market goes up in the market and jolts back in the evening,and they didnt had a clue what going on,you might witness inspite of dramatical increase in khi prices,you wont find too much hulla bulla in phase 7 as dealers thunda pura hoa han,confidence level is 0,and the btk prices at the moment in karachi are just imaginative prices in pindi market they wont buy it even a lakh less,specially 5 marla as per them is only being played up among the dealers at the moment,10 marla and above had a genuine demand still they wont buy it even at 8 lakh
Scenario’s in BTL are bit difference than BTR, Here we have lot of genuine clients. Who are still buying different products regularly. Especially 10 marla, 5 marla have no buyers, even final customers, same is the situation with non-possession plots.
I heard ppl abuse a lot to property dealers at Phase 8. Business district at phase 8 is ready for construction but nothing there.

@Junaid, Depends on your budget and approach, 10 marla plot is ranging from 40 lac to 70 lac in BTL, which is still much cheaper than other societies, Janiper Block, Overseas B and Quaid block for residential, as compared to other areas they still have very low prices. And also there are few commercial options.
@Apple, you are some how right, also what about hungry clients, ready to jump into anything, but Bahria is only giving this food to there authorized dealers of some of there favorite members. But you have to accept 1 thing that they are providing facilities, even in normal socities 10 marla plot will at least cost you around 6 million, in EME price of 10 marla plot is 10-13 million where as in same price you get 1 kanal plot in Bahria and more facilities than these societies. Only draw back of bahria is distance. Here in BTL genuine client residing making it a worthy.
Investors don’t make the societies successful, its the genuine customer who make the difference, what ever happen, conditions are good or bad, price of plots never go down in developed sector.
What if Bahria slows down development pace in previous projects like Phase-8 BTR?
With Launching of new deal , that will be definitely 5-10 lacs plus booking in each category compare with ongoing / last booking prices . Then how the rates of previous booking prices will come down . I think this will be good for old file holder . By launching this the price difference will be establish as own money . So i advise hold the old files …
These days whatever thing Bahria launch, they forget old thing, they take out money from older project, as there is only gambling, market starts going down, and there is no scope of new projects as they are very expensive,
Mazhar - what you said make sense at first, but this artificial price hike will burst and overall prices will drop.

recently Bahria launched 2 bed apartment, price is 5 million.
Booking price was 10.6 and now the current price is 27 lac almost. What do you think about this , considering that Bahria may have strategy to give possession soon and people start living there. But this even not possible due to other amenities required too. Will these prices hike sustain or there will be a any correction , what is the exit time.
similarly 8 marla home was 75 lac and booking was 18 lac and now its 65 lac. This is unbelievable high in this short duration. But this prices may come down but it will not be much.
what do you think of the old bookings and new booking.
which options is better for investment purpose.

Generally nragis block plot cost 43-50 lac.
