I need to know what are the current prices,development and possession status in sector f2,3 and 4? What is the expected future of investing in 1 kanal plot over there? Any other guidance and expert opinion will be highly appreciated.

F2,3 some streets with are close to expressway are good otherwise F,2,3,4 90% filling area.Good for long term investment but bad for house construction.

@ Nadeem sb . If these F2/3/4/5 are 90 % filled area then how come they will be good for investment.
2.Sir what about Block M its 5 marla plot is trading at 21 lakhs. Is it worthy for investment and price appreciation . Is that land is also have filling.
- Which block you recommend for investment in phase 8.

Investment point of view F,2,3 are at good location because of close to Bahria expressway.Investment always depend on good location.
For living purpose cost of construction is more if your land is filling.5 to 6ft is normal filling in Bahria if more than this then not a good option for living.

Please visit the site before you deal anything.As i told you first streets of F-3 10marla asking price 45 lakh which are at height.You can't find less than 40 lakh good location plot.
In your budget go to 10 marla L block at height location which is natural land(not filling at all).
M block you can find 7marla in 3 million.
E-1 also good and i hope you can find good location corner 5 marla which is fully possession and i saw many houses under construction.
I am not dealer so you have to homework and visit ground before purchase anything.

I was going to buy for construction of house after 3/4 years but considering your opinion, i will have to discard my plan. Can you please guide as where to buy in about 6 millions budget?

you're welcome.In your budget according to my last visit.
1:Overseas sector-6 or sector-4 10marla good location which is most populated and close to expressway.
2:F-1 which is close to safari valley(with all facilities)most populated and other hand Bahria expressway and very good access.you can find heighted location 10 marla+extra land 2 to 4marla=12 to 14 marla depend on location.
3:E block is also good option but not height like F-1.Cheaper than F-1 and close to expressway.Front of future theme park.
4:If you can increase your budget 1 kanal A block 7 to 8 million which is also good option.
5:P block will take time to livable 7 to 8 years like F-4,5 but P is good location 5 to 6 million kanal plot.
Now you have these options depend on you when you like to construction home.2 to 3 years first 3 options,4 to 5 years no4 option and 7 to 8 years no5 option.

Yes, I can increase my budget to 7/8 millions provided that the rest of amount is payable in one year as i can easily manage 2/2.5 millions in a year.What else can we chose besides Bahria?

Bhai for pure living there is two brands only baqi sab drama hain.
For living most important points.
1:Most important is security and protection system
where your family feel secure.Where your family can walk,your kids can play,you or your guest can park car outside with no worry.Everybody like safe and secure environment
2:Main facilities for proper living availability like water supply,electricity,gas supply,sewerage system,parks,hotels,hospitals,wide and clean streets,roads,zoo,
schools and colleges,play grounds,mosques,shops and markets,banks.
3:Main access
4:your property should be legal and approved by related Authority like RDA or CDA.
5:Infrastructure of housing society.
These all above qualities you can't find any other society even in F sectors Islamabad which are very expensive.

2:Bahria
Most overseas,Army officers and foreigners are living there because of good security and all basic facilities.
Before you purchase plot or house must visit CDA sectors,Mumtaz or top city or Multi gardens(there was gardens in map but they convert to plots)F sectors,G sectors,I sectors,Gulberg residencia,Madia town,Pakistan town,PWD,Gulraiz,Airport housing society,Sawan or river garden act.
These all above may good for investment but you can't compare with DHA or Bahria.

One last query.Keeping in mind about 5/6 millions in hand and 3/5 years for construction, kindly advice either of the two Bahria and DHA while pointing the particular sectors and phases.If you have no issue, kindly either give me your no or personal ID so i may coordinate with you. Farooq sb,sir purely for investment purposes, dha phase 5 P block 10 marla is re commended for investment.
