I am observing an increase in price of plots in bahria phase 8 safari valley around 15 ~ 20% in comparison to prices 2 months ago.
Is this rise in price is there only or overall property price is increased ?
What are the reason behind this rise ?
Is is better to hold plot there or should sell with this rise ?

@Zubair, this is most certainly buy-and-hold time. Do not sell until at least December 2020.
Look for 3 factors in BT-8:
1. General price rise in the market due to construction package.
2. Bahria getting out of mess it created for itself.
3. Rawalpindi Ring Road started.
The prices got a momentum due to reduction in interest rates from banks. People are moving their investments from banks in terms of income certificates and regular certificates to property. Property is getting a raise mainly due to this overall.
I am of the view that Phase 8 is still not a heaven for investment.

What do you anticipate about the price there after 1 or 2 year.
Will it get any benefit from RRR ?
As there is no interchange of RRR near to phase 8.
I think its not an investment heaven for excellent gains. Gradual appreciation will happen with time which is normal to any on ground possession able society / area.
RRR advantage would be there but as there would not be a direct link so it sounds not that lucrative.
Phase 8 is best for living and home construction rather to get gains on plots.
