I visited both phase8 and I-16 couple of days back.
I-16, electricity on poles, broken roads, access through G T road very bad for now but may improve if RRR comes to reality. Some high rise apartments are building and its still close to main islamabad as compare to phase 8 which i guess is a plus.
@ Nadeem sahab, buying any CDA non developed sector plot is big risk

As i told you there is risk with I-15.Some people revel in taking risks and some go through life taking no risks at all.
BTK and Enclave is front of you so Phase-8 is also big risk.I-16 is with broken roads and open poles.
In your budget remaining B-17 F block.

Actually bad past experience with CDA FGEHF, purchased plot in G14 back in 2008 and its still undeveloped, holding it from 10 years with diminishing hopes.
Visited B17 once but main area only, development standard is good, will visit E and F block soon.

Sadly Kashmir highway further future connection to Pindi would be its connection thru G-16.
G-16 connection would also take time as management openly says that if they make bridge to G15, people would raise prices of their land.
Plus H-17, new jail is also another shining mark to raise the cost of land that side.
You are right, still there is time to connect Kashmir highway in a more productive manner to Pindi.
Regarding RRR, please open my link again and note both emblems of at top “right & left” corners which will tell you about the players of RRR.
Last week I heard a conversation in an office of some 1800 Kanal land in zone-2 & further beyond for Imran Khan’s millions house project. If this deal qualifies, then zone-2 will further shine in near future as these houses have to have additional access to & from.

Repeating question as unaware of pros and cons of different blocks of phase8 like elevated solid ground, litegation forest issues, RRR connections etc..

In phase-8, Eifel tower some area and some parts of sector-F [DHA] being tagged for unauthorized possession.
As I wrote, I will dig in phase-8 extension in next week In Shaa Allah.
Safari valley, Hamlet, overseas and most of other blocks are 100% safe. I could not confirm what Nadeem Sb. Indicated about Rafi block but Nadeem Sb’s comments are always bench mark and second to none.
Please just bear in mind above for investment but 100% confirmation will be after I proceed to Pakistan next week and visit places, In Shaa Allah.
I agree with AQ sab most of blocks are 100% safe and it also true some part of Rafi block and some green area around Japan road are questionable.
If he like to invest in Phase-8 then L is also in his rang and other hand 5 marla Ali block Safari valley.

Sir you mentioned earlier on a post in this thread that to avoid FAR BLOCKS OF DHA-4. Can you please elaborate as i am inclined on buying in those last blocks due to low price?

I meant front blocks, A/B/C/D are prime blocks but big plots. Far located blocks, there were some possession issues and DHA purposefully delaying development!

In current conditions, I prefer DHA-3 from Bahria Phase 8. Bahria Phase 8 is pretty far away from GT Road as we have to go through phase 7.
I bought a 5 marla plot in DHA Phase 3 ( Sector A ) a week ago.
I was going to leave DHA Phase 3 because of the narrow streets in 5 marla plot area but someone from the DHA head office told me that there is one road of 5 marla category which is 50 feet wide so i bought a plot there. It is very near to GT Road.
Bahria phase8 investments shine if RRR comes to reality which in news and we may see some progress.
B17 also very faar and depends on margalla avenue which is not in news and may delay further. But RRR is need becoz thousands of office people like me suffer daily due to heavy traffic on islamabad highway during office hrs.

RRR is a reality so jump with your budget in Dha-3 undeveloped 5 marla plot or 5 marla developed plot in Bahria-8.
Other hand check something in Chakri or Adyala Road before you late.

In last one year price rise 1 to 1.2 million in M block.Lot of M block plots in market.
I suggest you to go to Ali block 5 marla which is fully developed with all basic facilities and i hope you can find 3.2 to 3.5 million.Just for your price idea check these links but you can find less than these prices in open market.One day cash you can get a good deal so no need hurry.I give you one idea give add in OLX that you looking plot in one day cash and you're not a dealer and i hope you will get good response because many genuine sellers who avoid dealers and don't like to share plots with dealers.

Qayum sb, you mentioned that you will dig phase 8 extension... Just want to know, that RRR is actually touching or going through phase 8 ext, so extension would be a winner? although prices of phase 8 ext were rising in last year but now again on the decline while RRR is going to start? is it investor game or phase 8 ext would be target as well.

I am an overseas Pakistani and I own two plots in Bahria town. One is a 10 Marla file in phase 8 extension and the other is 5 marla file is Rafi block. Can you please advise what's the status of land in my blocks in light of recent issues of Bahria in SC? I need advise whether I should hold it or sell it?
Nadeem Sb. mentioned that Rafi block has issues as well? Which parts of Rafi block are in trouble? Can you advise please?
