Sorry Salman, in fact Bahria MoI was launched with a high price tag and as per talk of the town it's booking ended very soon.
MoI will make it's mark once it is launched and attracts the audience with it's distinct feature. But until then Centaurus rules.
Now if you are considering any offer, then feel free to share here. I am sure someone with knowledge will definitely help you evaluate it.
Thanks sir , I have an option of a shop in MOI F-7 on 3rd floor at 75k/sqft do you think it’s worth and will be a good future investment as Bahria is claiming to finish the project in next 1.5 years , 40% is the down payment and rest in 3 year quarterly installments. Any one who has a shop in MOi who can share his personal experience and thoughts

you can only get shop in such mega malls at pre-launch time, once the mall opens hardly anyone selling or you will see any adds at any web sites as its in big demand due to a good source of income, just try google search of shop in any big operational malls, it will be null or if anything available will not be less then 6-7 + crore.
But the only risk factor on pre-launch booking is "if" it will be ever completed, long delay or could be kept on stay etc.
In case this risk part is clear to you , then must go for it, even if they deliver in 2 or 3 years, it will be fantastic investment.
Sohail has already said almost what I wanted to say. Just one thing, 2-3 years only if you're lucky, otherwise keep 7-8 years in mind. Bahria is known to deliver late. So if you're considering to own a shop that will increase in value as well as give you steady rental income, then plan for a really long term. It will be worth it.
Just one word of caution. Read the terms thoroughly, and do not sign on anything that gives right to Bahria to earn rental income and give you a fixed lease. Keep the shops ownership and control 100% in your hands.
In my opinion you should only invest in those commercial projects who are serous about their delivery time.
I myself searched for a commercial option on GT road, Expressway and Enclave for over a month and finally invested in Zeta Mall with good discount.
The second area of preference would definitely be Gulberg.
