Pardesi. I do not know answer of your original question but just wanted to know why you want to buy in Golf City?
Not a single family living though a lot of people bought villas. Only people who have a lot of extra money can buy.
Problem is that Murree is popular for snow and cool weather in summer. Golf city is neither Murree nor islamabad. One has to pass through Bara Kahu which is congested. No gas available.
I don't think enclave 2 can join golf city. Quite far.
Murree is much better if someone has taste for hilly resort and enclave is much better of one want to live in Islamabad.
Sir you are right. It's just that I am so tempted because of the killer scenery that I need someone like you to knock some sense back into me ;).
Besides, I don't have the kind of cash people are demanding for Bahria Golf. I thought I might afford a 13 marla villa on instalments so that I can live there when I visit Pakistan in vacations.
But I guess I should settle for the Multi Orchards 5 kanal I have. The scenery at Multi Orchard is not killer but the abundant view of Taxila Hills from my plot should be good enough for the middle class me. And I can plant trees to make my own abode a green one. I am a scenery/greenery freak you know.
For scenery, Enclave F sector might be a good option. Enclave area is fertile with a lot of rains. Rains mean trees and Greenery would give a cleaner look.
Another thing. 13 Marla villas in Golf City has very bad construction quality for some reason. Bigger are very good but very very expensive.
Yes Enclave is good and scenery if very good too but does not compare to Golf City.
So for self living I would not do a big compromise on size unless the scenery is as great as Golf City.
As for the Murree option, the thing is the drive from Murree feels like a drive from a different city even if you do it on the express way.
So unless Enclave offers as killer a view as Golf, I would settle for my own big plot in Multi Orchards where I can grow as much greenery within my own compound without a different-city drive because it is as on a straight Motorway and there are top schools in Wah Cant. Only problem: Who will construct it for me? In Golf City they are already constructed but you tell me the quality is not great.
Golf City is good if you really want to indulge yourself. It will get gas by the time the Sheraton gets operative, and then it will be the most elite place in the country. The golf course is the best.
But personally I am not that elitist so I'll pass.
And price for the villa is touching 4 crores. People have paid down payment and you still need to pay about 3 crores or less depending on how you negotiate the deal.
I will agree and not agree to the points discussed here. Truth is that Golf City is expensive and I am really thankful to ALLAH that I have got 2 villas there. Secondly golf city is not a housing scheme. You will clear know the difference when you visit there. Construction on the contrary is A+. From exterior to interior they did a great job. You can still go there and see under construction villas. Cooling, heating, broadband, water, electricity everything has been fitted in villas and they also give year of full year warranty after you get possession (2 years from start of instalment). They charge very less after the possession for maintenance of villas and you dont need to worry about your property as it is safe there. They are maintained all project very well so far.
That is also true that Golf City is far from Islamabad but it doesnt take more than 20-25 min from Blue Area. A luxury hotel, club house and lush golf with sheer greenery all around, it is a pretty great deal atleast for me. School, hospital and commercial area also in good progress. Golf city will though stay empty unless these amenities become functional and all constructions are completed.
So my suggestion is if you want a house, buy in DHA or Bahria Rawalpindi. You can get bigger house on such prices. But sheer luxury comes with sheer price. Who doesnt like looking at the golf course from his room or lawn in a quite environment and enjoy eatery at great hotel and walk around parks and greenery. Still I believe Happy is the one who is satisfied with himself whether he lives in a hut or mansion.
What prompted you to buy 2 villas in Golf City? What were decision factors ?
Why no family is living in Golf City ?
Don't you think Bara Kahu congestion make the way a lot longer?
Just want to know for knowledge as I am unable to understand 4 crore logic for a villa.
Actually a few families are living there but as I mentioned above the project is not complete and schools hospitals and hotel is yet to be complete so owners want that first..Hospital and school are about 7-9 stories and grey structure complete. Hotel in construction phase. Commericial area also early stage. Club house is functional and country club is also to be made.
I visited many times so trust me 25 min is max u vil reach to blue area though eid days not so good as road is quite jam packed. But bara kahu can actually be an advantage as you can buy almost everything of daily needs. Murree is hardly an hour if less rush.
And there are actually many reasons for the price factor. 1st factor is that if i tell u about my sector. There is only one line of villas and as i have also corner so i have 3 sides uninterupted view i.e golf hill and park view. Others have golf and hill view. No houses on front or back for relatively large space they left just for greenery(basically few villas for such large project which is why it gives more like a resort vibe than a housing society. 2nd is that most of the villas are made on hills so construction costs significantly changes whether you have to level the area or send material to such place.3rd they have made huge stone and concrete walls along the hill on golf course side for stabilization and preventing any landslide risk for villa. Fourth that golf course is basically a valley and huge water flow flow from hills can occur towards golf course so they made proper channels to tackle it. These all factors directly influence on villa cost to make it work. Villas are semi-furnished and they used mostly imported material for interior. A sheraton brand (hotel amd country club) is also a factor which you wont find in golf city karachi . Villas i bought have front and back lawn so it is 420 sq yards or 16 marla each. Malik riaz has made a huge villa for himself on the top of hill because he himslelf likes this place alot.
I cant say it is perfect all along but this level of work i havent seen else.it will take 2-3 years atleast to complete but even now it is worth a watch. I cant mention names of people who own here but they are pretty popular in islamabad lahore and Pakistan.
Everything I mentioned wont still justify the price to some or many. I live in fair sized farmhouse myself but Golf city remains my favourite.
Golf city is for elite class and one has to cross congested Bara Kahu and pay “toll on road” . If someone can afford and bahria find alternative route then its killer
Actually for toll, owners get tag for their cars so toll is not issue. Else you can talk to people at toll booth they give good discount. Another approach was also under consideration from enclave II and Park road I guess but dont know what is cooking recently.
Each time i paas through barakahu it takes me atleast 20 min to go through that congested area with most occasion a traffic jam
Golf City is a different class which is for the filthy rich to own a place to retreat, not to dwell in. So you won’t get to see the classic neighbourhood. But some politicians, bureaucrat, businessmen and expats might own a place to relax and party around.
So its clear that Golf city is good for those who have some good or extra money. But it’s unreachable for people like us who have limited resources.
Isloo bhai and Malik saab, it is not just party scene out there. Party animals cannot stay put in one area especially an area which is as far as Bahria Golf City. They need to be near the city night life and will be fish without water in the wilderness of the Murree Hills.
You will find peace seeking retired types from the elite class or younger overseas Pakistanis who visit Pakistan once or twice a year. So there will be a community and don't worry if we decide to buy in Golf City will be able to chat with them in Urdu (or even Punjabi with some luck).
The issue is the very high price. Even if it is reachable for us - as Pardesi has said we having our Middle Class mentality will not buy soemthing so expensive. We will prefer to invest the extra dough into something that can generate a good steady income. For example some commercial property or buying 2 or 3 10-marla houses in G-15 or DHA for regular rental income.
Pk1. On my last visit I had two observations. 4-5 foreigners were playing golf all day. Second was that most of the property dealers had the view that this place is for ayaashi. I do not agree with the second one.
But large size villas were really great. I would opt to get it for 3 months rent to enjoy time instead of investing because it's very difficult that the place will have rental value.
Just my thought.
Agree with Pk1 and B.R Malik. But B.R Malik sahab I am looking a fair rental outcome once Sheraton hotel is functional. A night stay at such hotel is not less than 15000 per night. I have no interest in renting but just a point. What’s your say?

Pk1, the party I am talking about is exclusive, private and at a safe distance from public reach. Afterall, this class of people don’t expect to receive puritan party-crashers. You know what I mean…
