Bahria Enclave Vs B17

Hi guys,

I have got Bahria Enclave 10 Marla plot (non developed area) worth approx 5.8million.

I am entitled to sell this plot and buy 2 B17 E sector plot. Is this good move??? I am very confused.

Any valuable feedback is highly appreciated :)

Keep Bahria Enclave Plot. After possession in B.Enclave Inshallah you will be in a position to purchase 500 Yards plot in B-17 after selling your B. Enclave Plot .

Overall both are good options but BE will be a better option and wait for only 12-18 months you can sell it in 10-12 millions (almost double you have paid for it now). Market trends, its standards and location have proved this fact already.

On the other hand, trends show that B-17 (E block) will be double in 18-24 months. However in BE risk factor is less than B-17.

DECISION WILL BE YOURS.

MIAN SAHIB YOU ARE ABSOLUTELY RIGHT. 500 yards in Block you can get after selling BE 10 marla.

Dear Lucky i think your plot will be developed within 9-12 months. Am I right??

If bahria is able to get NOC then definitely good as location is very nice. In future this could be a hub bahria town rather than phase 1 to 8 provided cda give noc

I’m prefer limited risk therefore I invest in co-ops. My favourite is mpchs

@all I have already got 100% profit on BE plot. I know if i retain this plot for another year ... It will give me more profit. But the question is e.g. After 1 year will get more profit than B17??

I purchased 1kanal plot ( january 2012) in B17 B sector for only 2.6million ... Now the rate is 9million plus I purchased later 10marla plot in BE ( june 2012 ) for 1.7 million on installments ( total worth of plot was 3million) now the return is approx 5.8 million

So based on personal past experience i think mpchs will give more return than BE

Am i right in my thinking ... I belive margalla avenue will shoot the prices ....

I think based on the location BE will give you better returns for long run provided BE able to get noc from cda. Shorter term may be B 17

As other members have pointed out that both options are equally good. I think risk factor is a bit higher in BE. So if you can afford the risk, then BE is not a bad option either. For safe and risk free investment, Multi is ideal place. Return will be almost similar in your both options. Regards
