Which block is best in bahria enclave, purpose is construction for living / rent
Sector A & C1 are good for living (possession + immediate construction)
Bahria Enclave residential is not recommended for rental income ...... As ROI will be too low.
But do watch for excessive filling in Sector C1 ... .
Sector A looks more of solid ground to me (Soil test preferable)
For high rental value, consider Bahria town Phase 1-6

My second options are as under:
1- Phase 7-8 (Bahria)
2- F-17
Purpose is same, construction & rent out.
@AJ…Sir if you want rental income,then why don’t you go for a small house in CDA sector or a flat in F-11 or a commercial shop??

@ KS…Sir first 7 streets are good to buy as far as i now…They are a bit expensive aswell…but thoroughly do your homework…Enclave has a lot of filling issues.
+1 for Saadi suggestion on rental income on Flats in CDA sectors.

I cant tell you exact filling streets ... But as per dealer, all BE has minimum 4-5 ft filling ....
So soil test is best option before proceeding for a deal.
So if a Bahria dealer is saying 4-5 ft , that means its 10-12 feet
Sheikh sb, you can't generalize this sentence for the whole BE project. It does have solid land areas as well as filling...

Based on the recommendations by experts, i think i should stick to my plot in F-17 and now i am thinking to invest in a small plot which may give me some return in 3-4 years.
As Building a house for the purpose of rent is not a very feasible idea in Pakistan.
So what is best option to invest 3-4 Million for good payback in 3/4 years?
and what is your recommendation for investing in a flat (Ghurair giga etc).

Its theoretically very logical to do soil testing however how practical its in Pakistani context (will seller allow these testing before any deal?)

Has any friend on forum personal experience of doing soil testing before buying?
@ KS…SIr it happens when buyers has some reservation over quality of soil…During the deal donot ask it from owner but before the deal, inform your dealer that you will conduct soil test before making a deal…It happens in market in some cases.
