Bahria Enclave or Multi Garden b-17

I want to build my own house and I have 1 kanal plot in multi gardens by scarifying this plot I can purchase a 10 Marla on ground plot in Bahria Enclave... kindly guide me which option is better in both terms current living and future appreciation.

Do you have any information about when the Bahria is going to transfer the possession of initial part of this project.

Thanks Syed, I have 1 - 2 years for construction and I can manage with the distance of b-17 but if it is a better option among them.

If distance is not a big problem for you then dear go for multi as you want to construct it then why not a kanal plot. Even if there is budget problem for construction just made home on 10 marla and leave remaining 10 marla as a lawn in future you can build home on it. But in 10 marla plot you cant extend in future. By the way in which block you have kanal plot i guess C block?

No, not in C I have 1 Kanal plot in B block near to Masjid and Markaz, and I also have construction cost of Kanal plot that is not the original reason for thinking to switch in Bahria, the sole reason for this consideration is that I am impressed by the living style of Bahria and thinking that Bahria Enclave might be a better living place... and to some extent I was also thinking that in next few year Bahria Enclave might get populated sooner than b-17.

Do you have any information about CDA NOC of Bahria enclave, as I visited CDA site and still they are showing the NOC status for all Bahria Enclave projects as "NOT ISSUED".

NOC is not a big problem the thing is that distance is not a big problem for you then go for a kanal plot plus you have to wait for possession in enclave by the way personally I like both options and by the way multi is not sub standard society undoubtedly Bahria is on top development wise both are good.

In developed blocks B lock is on top then C block and last one is A block in developing blocks E block is better. What's your investment time and budget lines then can give you some feed back. In B block now a days kanal plot good location is around 40 to 44 lac.

Thank you very much for your time and prompt reply. In fact right now I was planning to invest up to Rs 15 lac. What size plot could be purchased in this amount on a good location in B Block and in E Block as well. Please be noted that I want to buy plot entirely for building a house in next 3 years.

In E block you can get a 30 x 60 plot around 10 lac on cash payment and hopefully you can build house on it after 2 years as there development speed is quite impressive. In b Block i am not sure if you can get any plot in that range this is my personal opinion you should check market.

If you are open to any location, I would recommend DHA Phase 2 as this side is much more developed and populated in addition to being on Isb Highway and next to GT Road.

Get a plot where development is complete and you can get the possession in a year or two time.

I would like to know this investment is OK or I should get rid and buy somewhere else. Your recommendation to this will be highly appreciated. Bahria enclave is a very good investment and after 2 years it will give you a good return inshAllah. If you can wait for 2 or 3 years it will definitely give you some return. Profit wise may be it will be not very high but for construction and rental purpose it will be very good.

Now I would like to build a plaza either in Bahria Town or some other good location for rental purposes (sure not is Islamabad since it is very costly). I have two and half crore. I need your valuable recommendation pertaing to this. Please note that I have a 5 marla commercial plot at Rafi block Bahria town.

To build a plaza it good investment for rental purpose or I have to investment somewhere else.

Commercial property is always very good for investment and rental purpose. For sale purchase plaza project is very good but there are few issues in rental purpose. Goodwill issues, cases, market unions so for that you have to make a very detailed and strong agreement. By the way commercial rent is always higher then residential rent.
