What is your opinion on buying a residential plot in bahria enclave islamabad for building home ?
Is the noc released from cda ?
Which sector is best and close to islamabad downtown?
NOC issue is still there..
But development is underway.
Familiez already residing in sec A and construction activity also going on.
U should visit and choose the plot size and sector.

MAS, BE is very good place for personal living...
You must visit and see by yourself the location, development standard etc... Afterwards, you can decide about the plot size and sector depending upon your requirements and budget.

Bharia usually develops the complete land in-level rather than keeping the original demographic ups and downs, so the complete bahria enclave is filled with leveling soil;
They needed it for their engineering and aesthetic design.
Even a plot which is somewhat in-level naturally, they fill it too a little bit to keep the complete zone appealing to eyes, but here is a catch, you need extra money around 25 lacs to build basement or piles at 24 different points in the developing plot, as after recent earth quake and rains Bahria administration made it mandatory to built these upon the owner cost if he/she wishes to build house,
after recent heavy rains i visited the area and saw it by myself that there were cracks in already build houses in sector A, and also the sector so called golden C land was completely skidded like land sliding in mountains, so check it by your self don’t listen to Bahria mafia property dealers they act like stock exchange speculators.
But if you are ok with extra cost of raft or pile construction then my advice is its beautiful place to leave and bahria done a great job with eye catching aesthetics.
** as far as NOC from CDA is concerned; come on CDA can lick literally feets of riaz malik so dont worry at all CDA is just bunch of corrupt pandits;
CDA will issue NOC to bahria as sooner they capture some more land to get the final map.
Agreed with Raza about filling, but they do comprehensive soil testing now a days.
buying for bahria dealers is crazy, they give you feeling that they are selling plots like hawker is selling "vegetables on rehry" to make you hurry, like if you missed this chance you'll be in a big loss but if you go for selling things will not be in your favor.

I would rate it as the best reply so far.
Filling is there in BE but not as depicted above.A block 10 marla height plots dont hv any filling at all.
C golden kanal area is all cutting wid zero filling.
