I have bought 2 plots of 10 marla in bahria enclave sector m in last year march. Invoice price was 60 lacs for one plot on installment and after merging it cost me about 45 lacs for each plot. Today i got call from my property dealer and he offered me 65 lacs for each plot. What exactly the reason for this price jump. It is 5 lacs from invoice price but technically i am getting 20 lacs from one plot.
One possible reason in my mind is that the installment period is over now and possession is expected in next few months.
My questions are,
property is down from last couple of years then why this much price jump in bahria enclave?
Is this a good time to sell or in future i can expect some more return?
Or it is artificial rise and prices will come down in next few months?
Shahmeer sb, price of your plots is 70 to 75 lacs at the moment. Rates in the developed sectors have gone up, so, thats why prices in M Sector has also gone up.
If you have better opportunity to invest, than sell, otherwise, stick with your investment.
Sector M is having 10 marla villas by SunSet Homes, they have started construction, that will increase the prices more.

The situation on ground in bahria enclave is very encouraging.
Construction in sectors A,B and C is in full swing. And majority of people are constructing houses for themselves.
The area is getting populated quickly.
I think this is the time to "HOLD" plots unless there is really good alternative(as pointed out by Mr Khan).

What about the possesion of sector N 5 mala and 8 marla.. Is it started or will take some more time.. Please also share what will be the expected date of completion of development in sector N
or date of posseesion…some property dealers claim that they have the possesion of sector N` 8 marla for streets 49 to 60 etc

Some 8 marla plots do have possession as you mentioned.
Possession of under developing 5, 8 and 10 marla plots will take some time, may be 1 year or more.

Mr.khan I have a10 Marla plot in sec J st 2 what is it’s status when do you think they will give its possession.
Bahria has activated all investor/delers to raise Bahria Eclave ASAP. I think Bahria Enclave is about to hit the peak soon because Bahria Town is about to start another project and Enclave has to be at peak prices to justify the cost of newly launched plots.
Once new project is all sold, Bahria Enclave will collapse back to normal as all those touts of Bahria currently investing heavily in Enclave will exit out very quick. Just like they did in Phase-8.
So my advice is to sell Enclave in near future at high prices or you'll regret that for at least 5-10 years.
Is there any option in enclave 1 with budget of under 2 million ??

Prices are already jump 5 to 10 lakh in last one year so don't invest in these prices.

Totally agreed.Insane demands by the owners.Construction actuvity can surely bring an increment of 5 to 10 lacs but not 3 to 4 million in a year.Prices would definitely reverse.

Khan bhai it is an other another phase 8 type boom in my opinion.
Saadi bhai, Phase 8 is on the other end of the world and bahria enclave is almost in the heart of islamabad (10 mins from kashmir highway). Most of people constructing thier houses are genuine buyers constructing for themself. Current rent of 10 marla house is around 90,000 Rs which shows the demand of housing in this sector.
