Bahria construction laws

Dear members, I have recently purchased a 1 kanal plot in Bahria Town Rawalpindi and plan to start construction in the near future. I would be grateful if some knowledgeable member can clarify these queries regarding construction bye laws and requirements of BT pindi.

  1. If my map is for a double story house can I get only single story built for now due to some fund constraints and build second floor few years later? Will bahria issue me completion certificate?

  2. Is there any minimum requirement of covered area for a 1 kanal plot in bahria? If I want to have a nice lawn is there any limitation.

  3. Is it better to use bahria's own designs or to go for an outside architect?

@Rehan. The answer to your first question is yes, you can build a single storey house first and the second floor later. One of my friends has done that in Phase 8. Bahria has no objection to it but I am not sure about completion certificate.

  1. I don't think there is a minimum requirement, although there is definitely a limitation on maximum covered area on ground floor.

  2. It depends. People whose plot is minimum 1 kanal like yours, are allowed to avail services of an outside architect But, you still have to pay the design charges to Bahria even if you don't use their services. Their design collection is quite extensive and you should be able to find something suitable. If not, then yes you can opt for an outside service.
