B17 update

Does anyone have update on b17 plots:
1). Possession of plots in block e
2). Margallah road status
3). What is mpchs upto . . Linering on with all projects . . I get a feeling its property and politics . . . ???

AM, i have no such knowledge of this project but i can recommend you few experts you can talk to.

Most plots in E block have possession, if you want to build a house then you will be given a possession plot if your plot does not have possession.

Margalla Avenue will be completed in 1-2 years or sooner..

This is the best time to buy because rates will increase soon.

May be because the oil prices coming down to $ 55 so construction pace will increase.

I think they will increase. Work on Margalla Avenue will resume soon, C sectors to be launched soon, Tarnol crossing improved, New interchange on Motorway, work continuing on new airport, gas has already reached Cabinet society, so it will reach other places as well. Prices have been stable or on a downward trend in 2014 so next year should be seeing an uptrend. Moreover, Allah na karay but Afghanistan and adjoining areas might see a lot of turmoil next year so that will also affect the property in Islamabad and Lahore. Other sectors in Zone 1 are also getting out of reach for many people so people will naturally come towards Zone 2 as it is a sister of Zone 1.

Yes, low oil prices can support some activity in the construction sector but I think these prices will rise as OPEC is loosing a lot of money and they have given a good lesson to Russia and Iran, don't think they will be pushed further to the wall.

F block is long term but good investment as land is almost clear of villages, al though I would suggest to wait until development starts and then you may go for a file. But it is 3-5 years at least. They might start development in Feb.

I am totally agree with Junaid bahi that prices will jump up very soon inshAllah.it's best time for purchasing in B-17 because of prices down.

F block is worthless investment but E is good for investment.

With my limited experience and investment, i feel construction of margallah road is the hope for rise in prices of B17 as that would improve access and value of the area. Otherwise, my layman opinion is that multi's credibility on delivering on its plan has gone down in last one and half year. Its management is busy in its own personal projects rather than multi's projects in pipeline. Plots in multi orchards are good example where allocation and numbering is delayed continously since last one to two years. Price is going down and is about to touch the original price of purchase that was few years back.

Turmoil, after Peshwar incident, no one is sure which way it is heading to. So lets pray that security and political situation of the country improves, as in the end all is dependent upon that.

Multi really played a foul game with guanine buyers of ROS, allotted plots and given possession in a factitious and malicious way to only benefit dirty financiers and investors that are multi management relatives(800 out of 2000 plots given plot numbers and possession). Remaining 1200 or more are still waiting more then two years even just for plot numbers, possession no body knows. Really sad done by Multi-Dirty management. Like Bharia Multi itself have a strong Network of Dealers looting people with both hands.

Latest Image from Google Earth.. It shows development in D block near C block and below E block.. You can see E block is almost fully developed and quite a few houses constructed in B Block..

As per google image , just a patch of 1.25 Km left for completion of access road from D to E Block. Seems it will be completed in the coming 4 months as promised by Multi management.

I think another access route is already being made apart from the main road.. Check this image.. It is almost complete, maybe 1 month's work..

@Junaid , this access road is a track which was further widened before the last Multi AGM in E Block, presently it is being used as an alternative before the main access double road and I don’t think it will be made permanent…

Ah I see.. But still, it is an access route in the middle of D Block's plots.. This means that access to E block is no issue and D block's plots are also being developed..
