Like you wrote about plot price architect and location and const/mat .I have used a good architect and the best const/mat in the market at that time (steel/bricks/cement ect .Ect.)now only very small things have to be done(garden,paint outside and minor inside job.What do you think about the location g11 is it good/bad and the price of the plot(5crore) is it overbought/good.As you know now these days a plot size 75*120 is very hard to find in isb.I still didnt go over my buget of 4crore for building it.Hopefully i can gett a profit on it and sell it in 2015/16 and after that is done i want to reinvest my money again in islambad .Do you have any idea which sector to do it(only cda sectors)

G-11 is a good place and plot size 75x120 is a great plot size. I would also add a swimming pool in basement or backyard as elite class somehow love it. Hall in basement with a swimming pool is a good option.

I think if one has good budget, one should buy demolish able houses in F-6, F-7, F-8 and E-7. One can also venture in renovating old homes. Both the options would give a good profit.

After 3-4 years D-12 might also become emerging sector.

In all such elite class ventures, style really matters. It's not necessary that expensive material is used but decency with style should be used. One should not use his/her personal liking and disliking but should do work according to market demand and architect's advice"
