B-17 or CDECHS for 1 Year Investment

Dear members please guide me in this regard.

I have a budget of around 2.5 million and want to buy a plot of 8 Marla which one will be good for 1 year investment.

B-17 E Block

E-16/3

Your replies will really help me to decide.

Dear Tariq go to B-17 E block near markaz 3 to 3.3 million please note i advise you near Markaz if far to markaz then you can find 2.4 to 2.7 million.

B-17 E block is very better for investment.

Thanks Nadeem bhai for ur kind reply but is there any main reason behind near to markaz plots because there is almost a .7 million difference in prices, but as far as my thinking if the prices increase they will increase in whole block collectively or not?

My suggestion is e-16 possession plot near to main isb and its also in a cooperative housing society also b-17 gain its peak now Margalla avenue is the only chance to make some profit in b-17 recently i sold my c block 50x90 plot and bought 2 50x90 plot in cdechs now better is to invest in cdechs thanks

CDECHS is yet to gain its momentum which is bound to be expected this year or might be start of next year.

B-17 MPCHS E block is a very good investment opportunity rite now as they are giving possession in July 2014.

Nasir bahi you much promote top city before 2 months then you no more in Top city why?many people like me focus your advise.

1.For E-block plot size 30x60 & 35x70:- Prices almost

mature,Profit margin will be lower even after MA in

plots of size 3060 & 3570 in any B or C even small in

E(no Genuine-Buyer(little Demand)).For E profit will be

lower for any size.please don't decide on the present

2.Good profit in 5090 & 4080 plots in C & A. Why??

Because Genuine buyer will prefer C after B and then A

after MA.E prices will be always lower then B,C A.

3.My only concern for CDECHS is -- To commute b/w main lamabad and CDECHS through MA--its distance is more compare to B-17 and D-17.

People who invested before 4 months have made huge profits, again now when the route is closed, rates are depreciating, people will buy plots on reasonable prices now and will sell once the route opens up.

This forum which i just gave you the link is about the updates on Top City.

There are other potential good options. AWT prices are seeing an upward trend.

for one year investment and money making b 17 is better option promoters and investors are there.

Cdechs is also a good option currently dealers are not there tarnol phatuk is also a big issue but the day when phatuk issue will be solve then cdechs will increase it prices rapidly inshallah

Sir, I think you still have to cross Tarnol Phatak to reach B-17. If i can ask why you attach Tarnol Railway Crossing issue exclusively to E-16/E-17 (CDECHS).

In my view, once the utility services network is in place, which surely will take some time to complete, the prices of E-16/E-17 will come closer to those of B-17.

E-16/E-17 certainly has better access on GT Road coming from Kashmir Highway plus it is at safe distance from the noise and dust pollution of crush blasting zone in Margalla which you can see and feel in B-17.

E-16/E-17, B-17, ECHS, D-17, AWT and few others is one cluster of the societies in Zone 2 that will rise or fall together. Margalla Avenue and Tarnol Fly Over will have very positive impact on this whole cluster.

I agree B-17 is the leader at the moment but reaching its saturation point. But who is next after it I think its none other but E-16/E-17 since its big, it has good development work yet in good price range that is set to rise in future.

u r absolutely right we have to cross tarnol phatuk and i still belive that for living purpose and for long term e 16 17 are better options i always vote for both sectors in every post but for one year or for just money making i will suggest b 17 as investors / promoters are there and b 17 ll get more advantage of margalla avenue as compared to jkchs or cdechs. For long term or if one can hold plot for 2 to 3 years inshallah e 16 17 will give good returns.

@ibrahim dealers and big investors in b-17 only think for themselves for money making they make there money first and at end only small investors trap and then they give very nice speeches that market is slow u get a got offer and bla bla then they purchase same plots from small investors from his loss price but e-16/17 is a clean sector from these sort of parasites iam happy i left b-17 and invest in e-17

Dear junaid good decision i was the first person on this forum who supports e 17 and i still agree that there is a great potential in e 16 17 specially e 17.

In above posts i just mentione that maybe in one year b 17 increasing ratio will be more as promoters are more. Hope so u got my point
