B-17 g vs fhc 5 marla

What is best to get better roi for nxt year? As there is almost a difference of abt 15 lacs between good location plots, in g the price is about 55lacs while in fhc its about 40 to 42

Neglect both, as both are very far Away from Margalla Highway, both have no possession and overpriced. If I would be you I will invest in following

  • Instead of B-17 G block I will invest in FMC, because its already possession, less expensive than G Block. Good development and most of all better location than G Block. You can get a possession developed plot in FMC under 45 lac.

  • Instead of FHC block I will invest in New city phase 2 executive block, because again this has possession almost same location as FHC. Not over priced or hyped.

What are general prices of 5,8 M normal plots in FMC?

People say FMC have water issue? Can you plz elaborate it as land is same as of B-17 then why there is serious water issue?

What are Pros & Cons?

I am not 100% sure about the ground water situation of FMC but my observation is:

- FMC is very close to B-17 A, B1 and C1 Blocks hardly 100 feet distance but the rate difference is around 20%.

- There are 10-15 villas which has own water bores and all of them are working fine.

- Also FMC is laying own water supply lines. B-17 does not have water supply and you have to rely on your own.

- If FMC has no ground water than B-17 A, B1 and C1 also has no ground water as there is hardly 100 feet distance between these blocks.

- These suggestions are purely for investment purposes, I am not suggesting it for living right now. There are around 50-70 houses under constructions one have to visit there and ask the builders about the water issue.

5 Marla prices are between 40 lac to 55 lac depends on location. I would suggest 500-800 series plots under 47-55 lac.
8 Marla prices are between 50 lac to 70 lac again depends on location. 30x60 touching B-17 C1 can be get around 60-65lac.

Try something 5 marla in I-16 or Mumtaz City in this budget of 5.5 million
