What are the reasons behind current boom in B-17? If this boom is not artificial than after Eid B-block will hit 10 million?
Its not just b-17 but most places in Islamabad there has been a price hike but b-17 is absurdly rocketed considering its location. No one expected it including me.
It surely is an artificial boom. Nothing has been done in block D. C block is still pending even after the promised two years possession date… And E block, a scrap; has got the much attention while block A is still very polluted. Only block B is ok. Main reason for the hike is the increase in the new property dealers; reaching almost to 100s in numbers; same as they did in behria town.
The last time a boom happened in b-17 was in early part of 2012. In mid 2012 the boom ended but the prices did not drop - they remained stable until now i.e. September 2013 and then rocketed again.
So this boom will not result in drop of prices. In fact prices will stabilise and move up a little with devaluation of rupee. Then you have to wait for the next boom - may be when Margalla Avenue work re-starts. And another boom when Margalla Avenue is opened for traffic inshaAllah.
Worst case scenario would be if marg ave never gets complete then files where development has not started yet may decline a little (but a very big if) but possession plots in b-17 will never decline due to development standards.
Well, I would like to borrow the national "golden saying of the decade" to explain this, meaning:
"Boom, boom hota hai, chahe asli ho ya jali!"
So I agree with Pk1, whatever the cause, once prices have gone up, they wont come down by much. However, if we want to identify the underlying cause, it might be useful to study the price trends in adjoining areas. If this boom is due to some planned development like launch of new sector or something related to Margalla avenue, B-17 will not be the only beneficiary. So the price boom would have some spillover effect in adjoining societies also. If that does not happen, then we can probably attribute it to the dealer mafia. We should find out within a couple of weeks I think.
You are right Amjad. The hand of Dealers is there but there are some new potential investors in B-17, don't know why they all of sudden jumped into this...
Lets wait for a month or so and will be able to see the results....

Can anybody update on the rates in Block E currently...and what is the market condition rite now, are prices still rising or stable ?

People were expecting that after completion of Metro, Govt will turn their attention towards road network for new airport and also Margalla avenue... So lets wait and see, how the things unfold...

This is 637 days old thread. At the moment there is no boom. In fact prices are stable. The only possible game changer will be margalla avenue. Currently there is no progress on margalla avenue. Lets wait for cda budget and see if they have kept some budget for margalla avenue.
MPCHS has acquired Manzar-e-Kohsar society and now as per CDA rules and directions reviewing the map.
It is very big news for all D-Block members. Society is revisiting current map and I am sure that MPCHS will adjust D-Block members in new map.
