I am planning to buy a plot in e block near markaz in b 17. I heard that rda cancelled some noc of b 17. If i buy the plot how i will be affected. Please give your sincere suggestions since this 45 lac is my whole life earning. Thank you.
I will start my house after purchase plot is very near to mosque and main markaz and few bouse already constructed there.
-- Some Correction:
B-17 is a CDA sector (Block A, B, C Partial) and RDA has nothing to do with that, its under CDA.
Block D, E, F, G are under RDA as they geographically fall outside CDA area (Capital Territory Limits beyond Sector 17). Correct name is MPCHS Multi Garden, its typical dealerships and MPCHS that try to sell all A to G as 'B-17 CDA Sector' which is not the case.
--Back to the point.
MPCHS is pretty solid and quality. Its all ok to go ahead, sometimes when planning permission/layout etc. changes, fresh NOC is needed. Like FMC inside Multi Garden has NOC under process, same may be the case that a fresh NOC may be needed for some blocks under RDA.
--The Turn-off:
The downside is too distant from mainstream city and access road is traffic intensive. Best bet was on Margalla Avenue that is dying after years in some dusty cabinets of CDA. If commute not an issue, Multi Garden is good enough to live at.
Alternates:
With 4.5 to 5.0 million, try to see possession 5 Marla in Bahria Enclave or possession 7 Marla in Gulberg. Both much better options then B-17, as things stand now...

If I had 45 lac budget I would look for something in Bahria or DHA. B-17 is no comparison at all. Crushing will restart also.
I think access wise gulberg 7 marla is much better option in your budget.
Gulberg has potential to beat all if they ever learned a lesson upon their failure on their master piece “Pakistan Town”?

However, PAK Town could be considered as a starter that did and is doing good, in an era that was of BTs & DHAs. As of today the facts about Location, Quality of Gulberg, relative volume of Sale/Purchase demonstrates that it's doing much better then any of BTs, DHAs, Multi, Zedem Projects.
The issue is slow land acquisition that ofcourse is an inherent limitation with any of the cooperative housing Societies.

A matchless location indeed. All of the societies keep slow development on a stupid assumption that land acquisition would be more costly as land has been developed ! Yes it does but then they equally lose flow of money may come from more registration fee, more commercials to be sold, more residential plot could be sold, more possession fee to society, shining repute for the next project, more "have to be bought like BT", house construction plans.....
I remember when bahria phase1-6 was in high colors, people sat in banks queues to take forms at midnight for BT next project. That was reputation, MR became billionaires..
Re: Land Acquisition
Sir, more then finances it's also many other factors such as land in litigation and not clear for transfer, inherited/forefathers land people not willing to sell, multiple owners of same land etc. It's painfully slow for reasons above and beyond. One of the reason for Margalla Avenue route land is Graveyard in the route that is not acquireable not movable, so even CDA is helpless.
MR & his land grabbing is no hidden from anyone be it Takht Pari, Karachi, CDA. I can bet, even if MR could show even 60% proper transfers of land to BT, I will have my salute. When you haven't acquired land properly, not proper transfers for all land you will not be able to transfer to buyers but try to lease it. That is what BT does and that is why banks and legal authorities don't accept BT property as a Guarantee!
Remember Taji Khokhar? Their kill on spot and grab? Yes, that how overnight thousands of kanals could be acquired. Pervaiz Elahi as CM and allowing to transfer Takht Pari to BT? Altaf Hussain University in BT KHI and Altaf as a partner for BT in KHI...?
See BT KHI day light example of how you encroach on state land in terms of thousand of Acres and state happily allows that. MR and his land acauistion could be an example of 'How not to do it" :)

What i assume is , this project may be late but CDA will have no option to delay it for upcoming years as after new airport they have no other solution as discussed in this video also.
