In AWT, 1 Kanal of B Block is currently going close to Rs. 4 million.
In cabinet E-17/3 a 1 Kanal plot is going for Rs. 3.6 million.
The standard of development is more or less same. But the difference in location is very important. AWT is very far from Islamabad as compared to cabinet but is on motorway. For cabinet, you have some GT road travel and then Kashmir Highway/Margalla Avenue.
AWT is outside Islamabad capital territory (CDA has not recognised D-18 as A sector), but cabinet is on CDA recognised sectors E-16 and E-17.
Which of these is a better investment in short term; medium term and long term? And which is better for living?
Pk: I respectfully disagree with u. No comparison of development standard between Cabinet and AWT.
Cabinet is much better. In AWT electrification is open on poles. Development standard of AWT is average. Only Multi's development standard is better than Cabinet in Zone-II.

E-17 very bright future due to its height factor,direct and secure ROAD Access, mostly level plots specially 1 kanal main boulevard wud be an ideal choice for some 1-2 years time frame.
On the other hand AWT wud be loved mostly by KPK investors and Genuine buyers. So not a bad option for some short time frame.

Well I have very bad experience with cabinet I have plot in Phase I extension and still waiting from last 10 years for development and price increase

What would happen if Margalls avenue meets motorway AWT ( sangjani interchange)?
Agree with Mian Nadeem - there is quite some difference in quality of development between E16/E17 CDECHS and AWT.
AWT still has good potential in short term due to motorway access to open in 2014.
For short term I would go with AWT and for long term I would go with Cabinet.

One option would be to invest in AWT now and cash out after interchange opening. Then moving to Cabinet may make sense - since in terms of people actually building houses, it is already ahead.

AWT is certainly very good option. You can exit in April and move to CD
But who says Cabinet will be in same reach by then? Remember when a price hike appears it usually hikes most of the zone up. So if AWT prices increases due to interchange there will also be an artificial hike in CDECHS. Both are good options. AWT D block is reasonable at the moment, only issue is buying small plots in CDECHS that are on market value as everyone who owns them there are holding them and those selling want absurd demand price. For the demand price you can purchase a 1 kanal plot instead! If anyone is selling a 7 marla or 10 marla possession plot in CDECHS. Let me know.
Sheikh sb it shows that asking for ridiculous prices doesn’t lift the market, specially when the buyers are few. Last year when I bought my first plot in AWT, it was worth half the cost of a kanal plot in CDECHS. Today I can sell it and buy a kanal in cdechs with the same amount as prices have doubled in AWT, and still rising. If an idiosyncratic price hike does occur, it will effect AWT as well, so you won’t really miss out on it. What good is a “perceived” price hike when there is nobody you can sell to, at that high price? On the other hand, your D block plot in AWT is like cash at the moment, if it has any acceptable location, you can practically sell it in an hour!

Cabinet is inside ICT and is proper Zone-2 cda approved sector; Better development standards with underground electricity; much closer to main Islamabad and Pindi Saddar; two entrances to Islamabad - one is through Kashmir highway (at present) and Margalla Avenue (in future); sizeable sector made in typical Islamabad style straight lines and squares
AWT is technically outside Islamabad and distance from main Islamabad and Pindi is much more. Development standard is average with overhead electric cabling. It is much older than Cabinet but still not population is there. The only good thing is new interchange insha-Allah but even then you have to come through M-1 Motorway. For cabinet, there is easy access on GT road plus possible access through motorway either using awt interchange or fateh Jang road interchange etc.
The price difference of awt above cabinet is not sustainable. Correction will come sooner or later.
@Pk1. Since you seem to take a particular interest in statements made by Mr Sheikh Rasheed, so I think I might also quote a famous piece of advice from Sheikh sb as well:

One year ago, AWT was a non player in the real estate game. That has changed for good now. Both AWT and Cabinet will gain based on their Own fundamentals and Not at each others expense. Personally I see both of them as decent options, but that I think AWT being in initial growth phase might give faster returns in the short term.So whether your prophecy about a possible "correction" comes true or not, we shall wait and see.
