Average rental in bahria town phase 7, rawalpindi

Aa, i have built a new 4m plaza in bahria town phase7 with 2 shops in basement, 2 shops on ground floor and 1 flat of two beds with servant room on 2nd floor. Total cost is around 200 lac. What are the average rental percentage values on commercial properties in pakistan and how much can i expect.

Thats not valid i believe. 6% is minimum on commercial as a friend of mine have already rented out one plaza

Not sure but more than 6% i think. My one shop of 40lac is rented on 22k.

Yes more 6% rent or more depend on shop location.Basement or first floor shop always less rent than front shop.

My fired purchased shop in 34 lakh and already rented in 19k in Bahria mini market in Abu bakar block.

Commercial is always better than residential less maintenance and no headache.

I have two 15*20 units [shop on ground with a bath room] & a studio above in phase-8 safari valley Usman mini commercial. Rented out at Rs 22,000 (full unit) per month.

How much is the current total cost

The plot is now costing Rs 30-35 lacs and, IF there is no filling, a shop at ground and a studio at 1st floor with no basement, will cost you at least Rs 20 lacs.
Investing 55-60 lacs, you will now get rental around 22-25,000 per month but you are owner of the land as well as the roof. The way phase-8 is developing, within 2-3 years, the rent will get appreciated for sure.
There is 10% annual contractual rise on rent, too.

@Abdul Qayyum sahib, please explain roughly how many marlas your 15*20 commercial units are?. Sorry I am old school and I do not fully appreciate and understand these new age measurements. Also what would be the estimated cost now of a similar 15*20 plot with basement, shop and first floor flat and what is the likely rent it could achieve?. 1520 is a small muhalla unit. BT allows only two floors. It should be either a basement and a shop at ground OR a shop at ground a studio flat at 1st floor.
News of town is that Ali Riaz agreed for 3 floors but there is no conformation in BT planning office yet.
It is advisable that you make ground and 1st floor and keep steel rods extended so that you could make additional floor if BT ever allows in future.

20 is 1.3 Marla.
Cost for two floor, IF THERE IS NO FILLING, will settle around 20-22 lacs but if you make basement, it could touch 30 lacs figure. The future is good but no immediate selling as of now, rent is good, though!
Normally ready made similar units are selling around 60-65 lacs.

About 6 months before I was offered 68 lacs but since I had two side by side units, it gives look of a market plus at my location there was no small unit. Now more are coming, though.

I am planning to sell my one marla commercial in railway scheme 1 with 3 floor, rented on 18k to old tenants on lump sum, but may give u more than 20, 22k if given to individuals tenants, on 42lac

My father plot was in bahria phase 8 sector P, But now bahria has trasnfered it to Sector-A Phase 8 (reason unknown ).

Does anybody else also faced the same problem or its just us ?
