Ask these questions before buying a home. Choose your home wisely it’s once in a lifetime investment (10 marla home)
Q: was your home designed as per engineering standards?
Bin khalid homes
1. Properly designed rcc roofs are laid using steel shuttering.
2. 4 to 4.5 tons of steel is used at minimum
3. Waterproofing of roof with standard insulation precautions are taken to insure zero or minimum seepage.
Ordinary homes
1. Mostly brick roofs (rb) are laid
2. 1.5 to 2.5 tons of steel is used at maximum
3. No waterproofing and no insulation. Which causes heavy seepage as a result walls are damp and paint starts layoff even before completion of home.
Q: was damp proofing course (dpc) properly done?
Bin khalid home
1. Double dpc is provided and vertical dpc on exterior wall is also provided
2. Bitumen is applied in pure form either using brush or spray
3. Polythene sheets are laid upon bitumen to further damp proof.
Ordinary homes
1. Only single dpc is provided and there is no vertical dpc on exterior walls
2. Bitumen is applied by mixing kerosene oil, which kills its nature and renders it useless in waterproofing.
3. No polythene sheets.
Q: were your roofs designed on engineering standards?
Bin khalid home
1. Width of a home foundation designed as per engineering standards varies from 30 to 72 inches normally
2. A properly designed foundation requires 25000 to 35000 first class bricks
3. Rcc columns are provided where needed to avoid crushing of walls.
Ordinary home
1. A layman constructs home by keeping foundation width same for all walls i.E. 18 inches, 22 inches or 27 inches no matter what the load is. Which is major reason for structural failures i.E. Settlement and crushing of walls, major cracking of roof or collapse of building as a whole.
2. A layman uses only 8000 to 10000 bricks in foundations to save money. Forget about the quality of bricks used!
3. There is no such concept of columns. Hence their walls are crushed with time.
