Dha 9 file rates for 5 marla plot is about 2.1 million these days. Is it realistic, or will fall after balloting?
Which ever dealer you choose just make sure:
he does not influence your decision but do take his advice into consideration.
if he imposes his ideas and forces you to enter a deal despite your choice, leave him at once cause it is your money not his and only you should take a decision.
do your homework, be prepared and you must have solid reasons why you want to invest in some specific area.
avoid at all cost those dealers who ask too many questions like why you want to invest, for how long, for profit or living and so on as they are most likely to confuse you regarding your choices despite how strong your homework is.
there are also good dealers out there. It is upto you to analyze and find them. And also as you are new so better go through a dealer rather than all alone.

Dear Akif, its always better to make a deal through a reliable dealer, however its million dollar question that how to find 1? Well i think to decide this first of all you should not put the ball entirely in the dealers court. By that i mean you should carryout out your homework, a market survey to find suitable property which lies within the range of your budget, then check its price from internet and then ask its price from 3-4 dealers. After that select the one with having good reputation( can be checked from the market), once he suggest any property, go and see it on ground and then make your final decision, clarifying all the things like commission of the dealer and price asked by the owner, meet the owner once finalizing the deal.
Hopefully by that u may be able to make a fine deal :)

As I live far away from Lahore (due to work), my whole homework, up to now, is only through the internet; reading blogs, starting threads on this forum and listening to dadapota show etc. For on ground survey, I might not be having enough vacations. Will try applying your suggestions after taking a couple of days off from work and visit lahore.

Dear just pay attention to what ARSHAD has said,any how my above joke had a purpose ,and that was to make you understand the dealers mindset, as they all have the same colors , ITS JUST the sufferers or rewarded ones(profited ones) at their hands and who can guide you ,if they wish so on their experience basis.

Is it possible that a dealer sells a plot to more than one customers. Does such frauds happen in proper housing societies?
You are asking this question in dealers den
Akif what you talk about is called Dealer/Investor Top. It is not fraud. Here usually more than 2 parties are involved including the seller and buyer and an investor/s. A simple example is you are a buyer and i am seller. Before you buy an investor agreed to buy that plot from me and gave some time like 1 month where a price will be fixed. He will then look for a genuine buyer like you and quote his price and if you will agree then you will buy. Legally he is not the owner of plot yet but the difference between the seller price and your price will be his top.
Regarding fraud better verify the plot from any society you wish to buy plot in to check for any discrepancies like penalties, dues not paid, court stay etc.
Again try to go for simple clean plot rather than something where you have a doubt of fraud, because even if there is no fraud, but you will keep thinking about it and raise your BP for nothing.

Akif i cannot understand some one to be stupid enough to pay the total amount of plot money before transfer (thumb impression and proper pictures in bahria and other major societies).
ANY how its near to impossible for a dealer to sell one plot to two/three different persons.
YOU HAVE the pay order in one hand and ,and the seller has the thumb on the register simultaneously in society office .
your concern is genuine for areas where registry/patwari system makes it a serious headache for purchasers, bcz yes they have khasra numbers suppose xyz for 100 kanal land in an area, and now the owner divide the 100 kanal into 100 plots , now each plot has the same khasra number with only one digit difference some times ,and here its easy for crooks to make two or 2/3/4/5 registries in different names for the same plot.
SO in this case you can confirm the original owner from tehsildar ,usually in kachehries(courts).

One thing more, is balloting 100% fair?
Yes phase 9 prices are justified as balloting is very close and prices yet to increase, it will touch around 25 for 5 marla in june/july as balloting / development start news is just around the corner.
Immediately after the ballot, there will be some upsets to files which are coming close to graveyard or villages and will decrease a little, rest of the files will have a jump of almost 25% Immediately and then subsequently increase with time and development.
Zeeshan balloting will make dha phase 9 5 marla 3 million plus , balloting is not increasing price , what is happening is this that phase 9 town possession is coming so naturally phase 9 coming last option for real investment in dha . This is y 4,6 lac price will rise in few months because of town .
Well you are right as its the only small good investment in the market rightnow. A lot of people are skeptical about it but due to its steady increase in prices, it has gained confidence among the investors. What i personally am foreseeing is by june / july prices of phase 9 and 8z block will appreciate maximum as compared to others.
