Appartment / flat in 4.5 million

My requirements are:

  • min 2 bed with baths

  • min covered area 1000 sqr feet

  • location preference zone-2, zone-1 (prices are higher), zone-5 (last option)

  • ready to move or ready to move within 3 months

Budget

  • 4.5 million -- can be extended to 4.8 with difficulty :-(

Experts are requested to advice please

Ali, checkout G-15 a lot of ready flats available with down payment and installment option as well with lower prices.

You may also consider G-11/3,4 PHA flats in your range with little less covered area.

i like g-15, there are 3 options,

a. G-15 society built apartment of type A & B (A is of 60-65 lakh and B is 45-48 lakh)

b. Flats of zarkoon heights

c. Commercial flats built on shops in markaz

option (a) with Type B is best suited for me but none is available for sale

option (b) is out of reach of my budget

option (c) is of covered area 700 which is too small for me.

Zarkoon flats are not yet ready and will be delivered probably in 2017, but you can get one with partial payment(from existing buyers) and pay the remaining installments, max should cost you around 60 lac by 2017 if you buy now. And that is the best option in my opinion for flat.

Otherwise try the PHA flats in G-11/4 (old ones in red color).

Also, one suggestion, give a visit to Ghouri town, if you can get a 5 marla house(single story would be easily available) and if it suite you(location and area wise), it would be better than flat in this budget.

You must have a reason to opt for zone-2 but how about DHA homes?

In ghori town investment is safe? I never visited there. Just listen from people that ghouri town is not NOC cleared etc and CDA has issues there.

@Ali, I also never visited there but due to its location and fairly acceptable development, it's not bad option in this budget. Issue of noc is not just with ghori town, there are so many societies.

It's just my opinion, if you visit there and everything looks fine then you may go ahead for purchase.

You may also check D-17(Margalla View housing society) for apartments. But in case apartments, be clear with maintenance charges.

Ghouri town is very economical place with good location. But the underlying infrastructure is not very good... The maintenance of society in the long run looks an issue to me... It is a bit congested also... The streets are very small.... However, if some one can live with all those points raised, then there is not better fairly priced project in Islamabad at the moment... One must visit, to see things and then decide accordingly.

I agree with you, that the CDA NOC is not an issue, as thousands of people are living there and a lot of commercial plazas have been built and operational....

Thanks Mr. Khan sab, for highlighting issues with ghori town, I would say it depends on ones choice of location and compromise over standard, of course, it's not like CDA sectors of Islamabad, nor bahria town or dha, that's why it's economical.
