Alert - bahria plots on lease ?

Is it true that all bahria plots are on 50 -80 year lease. Ownership of all plots/houses is in the name of bahria.

Lease period already started with the establishment of bahria about 20 years ago,so 30-50 years remaining. Other details are also very alarming for investors and owners.

(Nothing on media - MEDIA is not allowed to discuss this issue)

Don't know anything about Bahria, i would like to learn more about this topic. Does RDA has same land records as Bahria?

Allotment letters issued in the name of bahria, so bahria town remains the real owner of land and person is given plot on lease, i have personally seen 100s of allotment letters, so no joke.

Banks and other institutions not giving loans on bahria plots, this can be confirmed by anybody that it is true or not.

Pls check the allotment letters issued to people than talk.

I think the point has some beef. One of my friend wanted to transfer his plot through the government land transfer and he was told that the land is in the name of Bahria and all transfers only take place through the Bahria office. In government books, all the land belong to Bahria.

However, the only project where you will not face this issue is Safari Villas 1 as it was Bahria first project and they haven't learned these tricks.

If anyone think its not true, try to share any sample land transfer deed through government records and not Bahria. It will be a good rebuttal to the above argument.

Javed90901 the points you explained are not secrets every one knows them from day one and it doesn’t mean that after some years bahria town management kick out every one and people have to hand over their homes to BT.

Isn’t DHA works in similar fashion. Where DHA has leased the land from Gov. For 100 years.

I think all the canttonment lands are on leas but I don’t have much knowledge maybe some one else can throw some light on it.

In CDA you need to re purchase the plot after expiry of lease period at prevailing market rate. Check case of petrol pump at embassy road G-6.

Please shed some light how lease agreement with bahriatown will work after expiryof lease.

DHAs are independent "Authority" backed by legislation. All transactions are safe and DHA plot is accepted by Banks as surety for mortgage etc.

So is any other Government backed land of Development Authority like CDA, LDA, KDA, FDA, GDA etc.

Bahria Town or any private Town is a tricky case. The point is valid, there is only one owner of lands / properties of BTs all over. MR probably count all properties of BT as his own assets; if I remember correctly about his interview with CNN where he was proudly mentioning worth of BT assets running into several billion dollars.

I am a owner of house in Bahria town phase 4 Rwp and we know since day one that these homes are actually the property of Malik Riaz which he can take back at any given notice.The question i have is:

1:what would happen when the lease period ends?

So now from the above arguments, this point is not negated by anyone that Bahria Town lands are on lease and Bahria retains the ownership as no one has presented any counter argument.

Now the next discussion point is what are the lease terms? Is this 20 years as mentioned in one of the comment or is it different period? Lastly, what terms are fixed for owners at the time of expiry of lease period.

I have allotment letter from Bahria as well. It's on my name however all the paper work was done in Bahria office not in RDA office nor in regular court system documents e.g. Stamp paper. Also, I never bothered to verify with Gov. Depart. To check the land ownership records.

No where in any document it is mentioned of lease hold and number of years.

Shouldn't the contract list the lease terms if there is any?
