I want to purchase 2bed 804 sqft apartment in Al Ghurair Giga DHA Islamabad can you people tell me about there project. Is it good project or not? What is level of construction? It can give give good return after completion. What will be rental value there?

Defence residency appartment block 5,7,8 2bed 804sqft appartment
Good for the long term investment, 2-3 years minimum, Market is slow at the moment and Defense Residency is not an exception. For investment, I would be very cautious and check the market myself before deciding to buy one.
Alghurair has registered mixed success in the past. While it was able to complete Lignum tower, its World Trade Center was a complete fiasco and many people blocked their investment for nearly a decade.
So check from multiple sources, not just one dealer.

Isloo i seen WTC last week and i tell u it gonna takes ages …even if it is completed after 10 years why do u expect that all business ll move to WTC which is on GT road?

Apple, thanks for the update bro. So basically you confirm that there is ‘no progress’ on WTC. It is unfortunate, coze according to my assessment, WTC will be a complete game-changer like Centaurus. There is a lot of community that’ll benefit from WTC including DHA-II, Bahria 1-6 and 7-8, Gulraiz and other population in the area. It’s a shame that Alghurair Giga is not able to put their acts together and move on this important project. While they are starting new project one after the other.
Ppl r living at Lingum Tower…i seen washed clothes hanged outside to get them dry …but seems either WTC is left incomplete or they went on vacation. Seems lot of work to be done on WTC …
Earlier they had given 2015 for completion date. Maybe SAADI bhai has some inside news as he deals in DHA-II.

Secondly abt possession which one is going to complete on time hv Alghurair delivering their project ontime.

Hussain: If you're talking about 3 marla Awami Villas constructed with pre-fabricated material, then that place is not worth living. Although, the villas are cute, but due to limited facilities (water tank, rooms and bathroom size) can not accommodate a family of more than 2 members. If you want to buy it for holidays only, then yes, a family of 3-4 members can survive.
Compared to Awami Villas, 5 marla single story Safari homes are much better.
Hussain - I bought in Defence Paradise.. The brochure looked nice and glossy, similar to what Emaar hands out over here in Dubai.
My sources tell me work has not continued on actual construction. Always add 2 years to what the developer tells you

can u people tell me which one is good option in bahria nd dha regarding appartment.Defence Residency is good in DHA-2 .or anything thing else if u hv any information which project is good .who is completing their project ontime with good quality work.also where is good rental income i can get in future.
Hussain, If Bahria is bad, then AlGhurair is the worst in completing projects on time.
I have not seen DR myself, therefore, can not comment. But a Safari Home in Bahria would give you better rental value than DR apartment. But if rental income is your primary consideration, then you should include a shop in your list of options.
Real estate is stagnant at the moment, so why don't you drop by Pakistan sometime and explore options yourself. People like SAADI bhai can guide you better.
The Springs apartments, also advertised on this website, are also a good option. Possession is likely in December next year and you can still book on installments.
Bt in bahria and DHA there is reliabilty we can trust that our investment is atlest save.bt i dont now abt spring how realiable this project is.so kindly guide me abt bahria and DHA which appartment option is good.is their also some reliable project by private builders going on in these two places.who is delivering on time.is there any ready .and good appartment option in which there is chance of increse of prices in next 1 or 2 years.nd also best rental income.kindly guide me .
